The plans for the development of this tenant space were referred to this
office on October 31 , 1934. As a result, we offer the following comments.
1 . The plans for alte-ation of the existing automatic
sprinkler system must be submitted to and approved by
this office prior to any work taking place.
2. HVAC plans must be submitted to and approved by this
office before any installations can take place.
3. The exit corridor at the rear of this tenant space
must have a fire-resistive rating of not less than
one hour.
(ref: Sec. 3305 U.B.C. )
4. The walls of the rear exit corridor ,rust be constructed
with studs no less than 2" X 4" nominal size placed on
16 inch centers , The wall covering must be 5/8-inch
type X gypsum wallboard or the equivalent and said walls
must extend from the floor slab to the roof slab above.
Plans showing detailed drawincs of the method of con-
struction of this corridor must he scbm.,tted to and
approved by this office prior to any constru:tion taking
place.
5. Door openings (indicated or the plans as door nos. 3
and 4) must be protected by a tight-fitting smoke and
d-aft control assembly having a fire protection rating
of not less than 20 minutes when tested in accordance
with U.B.C. Standard No. 43-2 without the hose stream

test. The door and frame must bear an approved label
or other identification showing the ratinc' thereof,
the name of the manufacturer and the identification of
the service conducting the inspection of materials and
workmanship at the factory during fab•ication and
assembly. Doors must be maintained self-closing or
must be aJtomatic closing by actuation of a smoke
detector in accordance with Section 4306 (b) of the
Uniform Building Code. Smoke and draft control
assemblies must be provided with a gasket so installed
as to provide a seal where the door meets the stop on
both sides and across the top.

6. Fire dampers complying with the require-'ents of U.B.C.
Standard No. 43-7 must be installed and be readily
accessible for servicing in any ducts penetrating ;,he walls
in the one-hour corridor required in item no. 4.
7. All insulation materials including facings, such as vapor
barriers or breather papers installed in roof-ceiling
assemblies, walls or attics must have a flame-spread rating
not to exceed 25 and a smoke density not tc exceed 450 when
tested in accordance with U.B.C. Standard No. 42-1 (Steiner
Tunnel Test).
(ref: Sec. 2516 L'.B.C. )
8. Exit doors must be openable from the inside without the use
of a key, special knowledge or effort. However, this re-
quirement does not apply if there is a readily visible,
durable sign on or adjacent to the door stating "THIS DOOR
TO REMAIN UNLOCKED DURING BUSINESS HOUR,,." The sign must be
in letters not less than one inch high on a contrasting back-
ground. The locking device must be a type that is, readily
distinguishable as locked. Manually-operated edge or
surface-mounted flush bolts and surface bolts are prohibited.
Uhe'i exit doors are used in hairs, and approved automatic
flush bolts are used, the door leaf having the automatic
flush bolts must have no door knob or surface-mounted hard-
ware. The unlatching of any leaf mist not require more
than one operation.

9. Exits must be illuminated at any time the building i5 )ccupied
with a light having intensity of not less than 1 footcandle at
floor level .
(ref: Sec. 3313 U.B.C. )

10. Exit signs must he installed at required exit doorways
and where otherwise necessary to clearly indicate the
direction of egress. The color and design of lettering,
arriws and other symuols on exit signs must be in high
centrist with their background. Words on the sign must
he in block letters 6 inches in height with a stroke of
not less than 3/4 inches. Signs must be internally or
externally illuminated by two electric lamps or must be
of an approved self-luminous *.ype. When the luminance
on the face of an exit sign is `rom Ln external source, 1
it must have an intensity of not less than 5.0 footcandle
from either lamp. Internally illuminated signs must provide
equal luminance.

11 . Approved plans bearing the stamps of the Washington County
Building Department as well as this ,;fice must be main-
tained on the job site during all phases of construction
and be made available to building and fire inspectors
upon request.
(ref: Sec. 303 U.B.C. )
12. P'e?se call for inspections prior to the covering of any
interior framing element and again prior to the occupying
of this tenant space.

13. A Certificate of Occupancy must be obtained from the Wash-
ington County Building Department before this space can be

The plans submitted for this project show the construction of new
dressing rooms in the Brass Rail sales area and minor alterations
including electrical and fire protection of other areas of the first
floor level.
A locker room adjacent to the employee lunch room and dressing rooms at
the Brass Plum and Active Sports sales areas of the second floor are also
shown as new construction along with alteration of electrical and fire
protection systems. Floor refinishing and carpet replacement are
proposed for selected areas through out the store.
Specifications call for approval of drawings for the alteration of fire
protection system by the fire marshal .
The plans for this project are approved as submitted and this office has
no objections to the issuance of the building permits.

The plans for the alteration of Nordstrom Department Store have been
examined with reference to currently applicable fire safety regulations.
From inforiaticn gleaned at the Washington County Building Department
it is our understanding that the building permit relates only to the
construction o' new dressing rooms for the women's tailored clothing
and Brass Rail section; the light coves in the ceiling of the first
story in the Jewelry, Handbag and Individual Sportswear section; the
locker room alterations of the second story; dressing rooms for the
Active Sportswear section in the second story along with minor related
tasks.
From perusal o= the working drawings and specifications, we understand
that the autar.tic sprinkler protection will be altered to accommodate
the aforeliste: alterations to the effect that full coverage is provided
and maintained.
Inspection and approval u; construction by a representative of this
office will be required prior to the application of any finish material
to the framing elements of new walls and partitions following the instal-
lation of all utility tuns which will be concealed within the wall or
partition cavities. Also, upon completion of construction, an approval
II' of the finished product by a representative of this u`fice is required.
In addition to that. a Certificate of Occupancy or other written instru-
ment of approval must ho, obtained from the Washlhgton County Building
Department.

County Building Department on August 18 with reference to the
remodeling of the store front at this occupancy. It is under-
stood that the general remodeling , for which we reviewed plans
last autumn, has been postponed and only the store front will be
changed at this time.
As mentioned , full automatic sprinkler coverage is required for
all spaces . Thus , the display window areaand the canopy above
the entry must be provided with sprinkler coverage .

1) An exit sign shall be installed at the rear exit doorway from the
sales area. The sign shall be clearly visable with 6 inch high
block letters and a stroke not less than 3/4 inch wide. Reference
Section 3314(a) & (c), S.B.c.
2)T The rear exit door from the sales are shall be openable from the
sales area side without the use of a key or any special knowledge
or effort. Reference Section 3303(c), S.B.C.
3) Firestopping consisting of 2-inch (nominal) lumber, gypsum
plasterboard or equivalent material is required to cut off all
concealed draft openings (both vertical and horizontal) and shall
form an effective barrier between stories and between a top story
and roof space. It shall be used in specific locations as follows:
a) In all wood-framed walls anl pa titions at floor and ceiling
lines.
c) At maximum horizontal intervals of 10 feet in the case of
double stud walls, partitions and furred spaces.
d) Penetrations made in this prescribed firestotping to
accommodate wiring, plumbing, duct work and similar utility runs
must be packed, in a manner, which will effectively maintain the
integrity of the firestopping and cut off all concealed draft
openings which could afford a passage for flame. Reference
• Section 2516, S.B.C.
4) Supsended acoustical ceiling system shall be installed in
accordance with U.B.C. Standard No. 47-18, shall be laterally p j
braced and designed to support all imposed loads. Reference
Section 4701(e), 4704, S.B.C.
5) Plans for the installation or alteration of the automatic sprinkler
system must be provided to and approved by Washington County Fire
District #1 prior to such installation or alteration.
6) Subject to the above listed items the plans for this project are
approved for construction, insofar as the Land Development
Ser.ices Division requirements apply.

Confirming our telephone conversation of September 5 relating to the plans
for this occupancy within Washington Square, due to the regulations in
force at the time Washington Square was constructed and which continue to
prevail , two means of exit are required f.•om each retail sales outlet.
Exits are not permitted to pass through storage rooms or spaces used for
similar purposes; i.e. stockrooms. Even though such arrangements may
exist in certain older tenant spaces presently, and may have been given
tacit approval in the past, this does not justify perpetuation of the
violation as regards current and future tenant improvement projects.
Accordingly, and as we discussed, some sort of physical barrier must be
• provided to separate the stockroom from the exit passageway which extends
through the stockroom area. This could take the form of a fence, low
wall or solid shelving which can be accessed only from the stockroom side
of the physical barrier which it creates.
Of course, the requirements as set forth in Washington County Plan Check
Mn. 5450 apply and one set of approved plans must be maintained on the
project cite throughout all phases of construction and must be made avail-
able to building and fire inspectors for reference during required construction
inspections.
Inspection and approval of construction by a representative of this office
is required: ,
a) prior to the cover of any new framing elements
following the installation of all utility runs
which will 5e concealed within wall and partition
cavities.
