The Development Review Staff has reviewed the expansion of the existing restaurant
and construction of the hydrotube for conformance to the criteria and policies
of the Design Review District. Based on this review, your project has been approved,
• subject to the following conditions:
1 . Prior to the issuance of occupancy permits the applicant receive
approval of a final site landscape plan. The plan shall indicate the
following minimum requirements: hill
a. The size, specie, and spacing of all plant materials.
b. A planting plan similar in character to the existing landscaping.
c. Planting bays at ends of all narking areas and between parking
area and proposed pedestrian path. Indicate specifications for
pedestrian path.
d. Landscape area calculations. A minimum of three (3) percent of
the area within the parking lot shall be landscaped.
2. The applicant shall have a traffic engineer per=orm a traffic study
at the intersection #13. At a minimum the study shall include the
following information:
a. Traffic Counts prior to occupancy.
b. Traffic counts 4, 8 and 12 months from occupancy.
c. Traffic counts during Christmas vacation.

3. One year from the time the hydrutuhe is open fcr business, the appli

, tional conditions shall be necessary to reduce the impact of the use
on the site and surrounding properties. The request shall include
written statement indicating the following:
a. Pedestrian circulation.
b. Traffic analysis Intersection #13.
c. Parking.
d. Additional information as may be requested by the Planning
iDepartment.
4. Prior to occupancy the approved landscape plan shall be implemented.
5. Within sixty days of occupancy the approved pedestrian walkway on
Tax Lot 1403 shall be implemented.
The above action or conditions may be appealed to the Hearings Officer if written
notice of appeal including reasons for an appeal based upon the criteria of
Chapter 120 of the Zoning Ordinance and payment of a $420.00 filing fee are de-
livered to the Planning Director within ten (10) days of your receipt of this
notice.
In order to facilitate the issuance of Building Permits please present a copy of
this letter to the Building Official and supporting statements indicating compli-
ance to all conditions of approval ..
Additionally, please note that all work within the County right-of-way requires
a permit from the Department of Public Works.

The plans for the proposed alteration of this building for the purposes of
developing a game room and a dough room have been examined with regard to
the fire safety regulations of this jurisdiction. As a result, we find
the general layout as shown on the drawings to he acceptable.
In all new wood framing, firestopping must be provided in walls and partitions 1
at floor and ceiling lines and penetrations made in this firestopping to ac- 1
commodate wiring, plumbing, etc. must be packed following the installation
of the utility run in question in order to maintain the integrity of the
firestopping and cut off all concealed draft openings which could afford
k a passage for flame. Firestopping may be composed of 2-inch (nominal ) I
s lumber, gypsum plasterboard or equivalen' material .
qne set of approved plans bearing the stamps of the Washington County Build-
ing
Department and this office must be maintained within the building
throughout all construction and must be made available to building and fire y
inspectors for reference during required construction inspeccions. 1
Inspection and approval of construction by this office is required prior to
cover of any new wood framing following the installation of the utility runs

1 and prior to occupancy and use of the newly developed areas.

7. In all wood framed walls and partitions, fire stopping consisting of 2" (nominal)
lumber, gypsum plaster hoard or other approved noncombustible material is required
at all floor and ceiling lines. In addition. such fire stopping is required at
maxiniuni intervals of 10 ft., as in the case of double stud partitions. Penetra-
tions made in this prescribed fire stopping to accommodate wiring, plumbing, duct
work and similar utility runs must be packed, following the installation of said
( t utility runs, in a manner which will maintain the integrity of the fire stopping
and effectively cut off all concealed draft openings which could afford a passage
r1 for flame.
