We have reviewed your final blueprints for the above-proposed project.
1 . Exit signs shall be provided at the rear exit and
at the door behind the cashier desk. Exit signs
should be in block letters, six inches in height,
with a stroke of not less than 3/4 of an inch.
Signs shall be internally or externally illuminated
by twn electric lamps or shall be of a self-luminous
type.
(ref: Sec. 3314 U.B.C. )
2. Door; shall he openable from the inside without the
use of a key, special knowledge or effort. Require-
ments shall not apply to the main door of this
occupancy if there is a readily visible, durable
sign on or adjacent to the door stating "THIS DOOR
TC REMAIN UNLOCKED DURING BUSINESS HOURS." The sign
stall be in letters not less than 1 inch high on a
contrasting background. The locking device must be
a type that will he readily distinguishahlo as lock?d.
Manually operated edge or surface mounted flush bolts
or surface bolts are prohibited. When c t doors are
used in pairs, and approved automatic flu0bolts are
used, the door leaf having thr automatic flush hol;s
will have no door knob or surface-mounted hardware.
The unlatching of mny leaf shall not require more
than one operation.

The plans for this tenant space have been examined and as a result we are
listing herein those requirements which must be observed to meet currently
applicable fire safety regulations and for which we found no specific
provisions on the submitted drawings.
The exit doors must he operable from the inside at all times for immediate
exit without the use of a key, special knowledge or effort except that
exterior doors may be fitted with keyed deadlocks if they are of the
"indicating" type (that is, being readily distinguishable as being locked
when in the locked position) and there is posted on or over the door, in
each instance where this option is exercised, a sign reading "THIS DOOR
MUST REMAIN MOCKED DURING BUSINESS HOURS" in letters not less than
1 inch in height or a contrasting background.
One set of approved plans hearing the stamps of the Washington County
Building Department and this office must he maintained on the project
site throughout all phases of construction and must be made available
to building and fire inspectors for reference during required construc-
tion inspections.
Inspection and approval of construction by a representative of this
office is required prior to the application of any drywall finish to
interior walls and partition framing elements following the installation
of all utility runs which will le concealed within wall and partition
cavities.

The plans for this tenant space have teen examined and we note that the drawings
cover only the ':onstruction of the demising walls and the fr .nt and rear door
asse, .olies. Prior to any interior development, complete plans therefor must be
subm'tted to and approved by a representative of this office.
As you are aware, full sprinkler coverage is required and the automatic sprinkler
system must be extended to protect all portions of this tenant space. Ceiling
mounted sprink'er heads should not be located closer than one foot nor more than
7 1/2 feet Iron any walls or partition or other bulkhead which could obstruct
the spray pattern.
We have already covered the issue of landings on each side of exit doors, so there
should b., no need to go over that point again.
Regarding the finish hardware for the main entrance/exit door assembly, when the
"active" leaf is unlocked, the "inactive" leaf must be free to swing. And the

be fitted with a keyed locking device which is readily distinguishable

hours. There shall be floor or landing on each side of a door. The

During the review of the blueprints for Portland Lugyage at Washington
Square Too, we noted that the mezzanine exceeds the allowable area for
a mezzanine and is, therefore, a second floor. All second floors with
an occupant had which exceeds 10 require a second exit. None is shown
on the blueprints, therefore, we must withhold approval of the blue-

prints unt;l we receive revised plans showing the exit arrangement.
When two exits are required, they shall b,: placed an equal distance
apart; not less than one-half the overall diagonal dim, rision of the
building or area measured in a straight line. Until the 2nd exit is

icate of Occupancy or other written instrument of acceptance
must be obtained from the Washington County &.ilding Depart-
ment.
