The purpose of the INFO@a CIDAINC.COM walkthrough was to visually assess the roof framing over the basement section of the building WWW.CIDAINC.COM structure to determine general condition of building and look for any areas of concern. The subject building is a one-story addition to the original church building built in the 1970's to house classroom functions. The current building was originally intended to serve as the basement to a two story structure but construction was terminated with a wood framed roof/floor approximately two and a half feet above finish grade on the west side. As a temporary measure until the second story was to be built, the structure was roofed with a built up roof membrane and a walkway was placed on top of the roofing using rubber pads. This condition remains today. The roof was framed with glulam beams spanning E-W and decked with 2x6 T&G decking over most of the roof. The south three bays were framed with 2x6 subpurlins between the glulams and decked with plywood sheathing,the beams in this area are spaced farther apart than the rest of the roof. A quick check of the original framing indicates that the framing was designed for a live load of 50psf. Based on our observations,there are several areas of structural concern with the wood framing for this building. I) Southern roof section has experienced significant roof leaks in the past, especially at the west wall. The end of the southern girder is rotted and soft. 2) Several of the glulam girders appear to have been installed upside down based on the fact that the bottom lamination on these beams have a butt joint near midspan. These joints do not transfer tension, essentially reducing the beam depth by I 'A" which reduces the capacity of the beam 20%. 3) Most of the glulams are showing signs of glue failure and delamination. This has resulted in increased deflection of the beams and also reduces the load capacity of the beams. 4) Guardrails along walkway over roof are attached with post bases bolted through the tongue and groove decking. These penetrations have leaked over time and the decking around them has rotted in some locations. Efforts have been made in the past to mitigate some of these issues by adding posts under some of the girder beams and a bearing wall under the beam closest to the walkway. There were also some locations under the walkway where 2x framing has been added to provide additional support to the decking where it has lost capacity due to rot. Guardrail support post anchor with rotted decking adjacent and added support framing Summary: The roof structure for this building has significantly reduced capacity due to moisture damage and possible incorrect installation of beams. Based on the severity of the glue failure in the girders it is our opinion that the wood framing in this structure is approaching the end of it's useable life and will need to be replaced in the near future. Any new construction done as part of the entry revisions will need to take into account that the existing structure will need to be 1111 re-framed to support floor loads. Recommendations: In order to continue using walkway over roof we recommend the following: 15895 SW 72ND AVE • Continue to monitor condition of 2x decking under walkway and add new framing below SUITE 200 any areas of rot. • Monitor condition of glulam girder on north side of walkway.
