Dear Mr. Cabrera,
The properties located at 13765 and 13775 SW Pacific Highway are located in the General Commercial
(C-G) Zone. The Tigard Community Development Code (CDC) in 18.120.020.0 defines the C-G
Zone as follows: "The C-G zone is designed to accommodate a full range of retail, office, and civic
uses with a citywide and even regional trade area. Except where nonconforming, residential uses are
limited to single-family residences that are located on the same site as a permitted use. A wide range
of uses, including but not limited to adult entertainment, automotive equipment repair and storage,
mini-warehouses,utilities,heliports,medical centers,major event entertainment,and gasoline stations,
are permitted conditionally".To the best of our knowledge, 13765 and 13775 SW Pacific Highway are
not located in a Historic Overlay Zone.
Adjacent properties to the northeast, east, and south are also located in the C-G Zone. The adjacent
property to the west is located in the Medium-Density Residential (R-7) Zone, and the adjacent
properties to the northwest are located in the Low-Density Residential (R-3.5) Zone. Please see the
attached zoning map.
To the best of our knowledge, there are no open code compliance cases for 13765 or 13775 SW
Pacific Highway. Please see the attached Permit History excel sheet.
Without further analysis, it is uncertain whether the site is in compliance with the current
Development Code, or whether any legal nonconforming issues exist. If an existing on-site structure
is destroyed by any means,it may be reconstructed,as long as it complies with all applicable standards
in the Community Development Code of the City of Tigard. Additionally, it is the responsibility of
the property owner (or any agent authorized to represent the property owner) to obtain all necessary
land use approvals and/or building permits for any reconstruction.

property located 13765 SW Pacific HWY, Tigard, Oregon 97223 (Tax Lot: 2S103DD00700). Schlesinger
Investments, LLC plans are to redevelop the site in order to procure a drive-thru coffee shop at
approximately 500 SF. We are requesting the following information for our records:
What is the current property zoning for this property?
What zoning do the adjacent properties fall under?
Are there any records of code violations?
Is there any impact on the relationship with the intended use vs being historic overlay district?

Good evening Corey,
Thank you for your email. A Zoning Inquiry Letter (ZIL) costs $116 and will provide you with a basic zoning
report. The ZIL can include information such as property zoning, adjacent property zoning, overlays, and code
violations.
If you need more detailed information about a property or about nonconforming issues, then you may apply
for a Zoning Analysis Letter (ZAL), which costs $794.

Please send me an email about which type of letter you would like us to create for you, and specifically what
you would like to have answered in the letter. Once we have that information, we will create your land use
case and send you instructions for an online payment.
