RE: River Terrace East No.2 - PDR2016-00007 This memo is provided as an addendum to the urban forestry plan supplemental report for the approved River Terrace East #2 planned development to update the Urban Forestry Report to include the arborist's findings, the tree removal/protection plan and up to date tree canopy plans. No additional changes have been made to the original approved planning drawings. This report supplements the Tree Canopy plans (L1.01-L1.03) submitted for this project and includes a narrative section and the following tables required by the City of Tigard Urban Forestry Manual: 1) Existing Tree Inventory 2) Existing Stand Inventory 3) Proposed Tree Inventory 4) Lot Canopy Coverage Table There are 73 street trees proposed to be planted throughout the site. Each of these trees is assigned a tot or tract and counted toward the lot canopy coverage requirements for both the individual lots and the overall land use zones. Lots and Tracts were assigned to land use zones according to the locations of the street frontage. All lots, tracts and frontage are within the R-4.5, R-7 Et R-25 land use zone and canopy coverage requirements are met for all lots, tracts and overall areas. • The soils on the site are considered to be adequate for tree planting, growth and vitality, and no special measures are required for improving these soils. • Required tree protection fencing is detailed on sheets (49.1 through 49.4) there are no supplemental specifications for the continued viability of the individual trees and stands proposed for preservation. The project continues to satisfy the City of Tigard's requirements. Payment of tree canopy fee in lieu of planting is not being requested. (18.790.070.B.2.b) Pursuant to 18.790.070.B.2.c, the modified tree canopy site plan and this supplemental memo are provided for your review and approval in conjunction with proposed modification.
