If you place the heat pump at the front of the property, where it's visible from the street, we'll require screening. See details on screening requirements below. We discussed two location options for the heat pump on the phone: • Wall-mounted: will require screening, but no land use review, because you're not removing any landscaping • On the ground, in the planter area: will require screening and land use review. The land use review is called a minor modification. The application fee is $325 and the review time is about 4 business days. We'll need updated landscaping calculations for the site, to make sure you're still meeting the minimum 15% landscaping requirement. If you choose this option, let me know and I can send you more details on how to apply for the minor modification.
