Meeting Minutes
March 13, 2019
Members Present: Lucas Brook (Vice Chair),Angeline Chong, Chris Haedinger, Renette Hier,
Hemendra Mathur (Alternate),Tim Myshak, Gloria Pinzon Marin (Ex Officio), Kate Rogers (Chair),
Ryan Ruggiero, and Faez Soud.
Members Absent: Chris Allen, Scott Hancock, and Tom Murphy.
Staff Present: Redevelopment Project Manager Sean Farrelly, and Administrative Specialist Joe
Patton.
Others Present:Jeff Raker,Metro;Nick and George Diamond, Diamond Investment Group;John
Olivier, SKG; and TTAC member Carine Arendes.
1. CALL TO ORDER
Chair Rogers called the meeting to order at 6:30 pm. The meeting was held in the Red Rock Creek
Conference Room, at 13125 SW Hall Blvd.Joe recorded the roll call.
2. CONSIDER MINUTES
The February 13, 2019 TCAC Minutes were unanimously approved.
3. PUBLIC COMMENT
Carine reported on projects impacting transportation in the Triangle and noted light traffic impacts
on 68`k'Parkway and a new 37-unit apartment building on 72°1
4. SWEDS/EQUITABLE BUSINESS DEVELOPMENT
Jeff Raker gave a presentation on Metro's work on equitable business development.The goal is to
put the right policies, actions, and investments in place and hand it over to community groups so
they can give direction to Metro.
5. 72ND AVE AND DARTMOUTH DEVELOPMENT
Nick and John gave a presentation on their proposed development with 212 residential units and
commercial space on the ground floor.They stated there is a $1.5 M to $4.0 M funding gap in order
to make a 6.0 to 6.25%return threshold for moving forward. They are asking for$1.5 M from urban
renewal funds to offset System Development Charges (SDCs). After the developers departed the
Commissioners discussed the request. Commissioners had additional questions to Sean. He will
research them and the topic will be discussed at the next meeting.
6. AFFORDABLE HOUSING AT SENIOR CENTER CONCEPT
Sean discussed the affordable housing concept for seniors built around the existing senior center.

9. NON-AGENDA ITEMS
The regularly scheduled meeting for April falls on the night of the State of the City event.
Commissioners agreed to hold the next meeting on April 17. The TCAC Triangle Subcommittee will
meet on April 4.
