The original plumbing permit that you obtained PLM2017-00317 is sufficient for Ranieri Plumbing to complete work on the main level and 2nd floor only. The permit that Ranieri Plumbing obtained online PLM2017-00500 to perform work all 3 levels including the basement, should be voided as soon as possible. This must be done by Ranieri Plumbing as they paid for the permit fees and are entitled to 80% refund of all fees paid. It is also important that this permit be voided otherwise it will be expired and on record as expired, which could impact sale of the home in the future. I also wanted to mention that Kevin was in regarding addition of a gas line for a range. I did some research after we met with you last week, and now know more about what his habitable versus nonhabitable. The basement was used by the previous owner for woodworking, storage, and for laundry. The basement was heated. There was an oil furnace with a place in the back of it to burn wood. It was part of the furnace. When we took the furnace out, we replaced it with a ductless heat system. There were three heads bought, one for each level of the house. We had not connected the one in the basement because we knew we would be remodeling that space. So, the head sat in the basement but was not yet hooked up. Anyways, I did read that even bathrooms are not considered habitable space. Interesting. At submittal, you indicated that the space was already"habitable", however the plans examiner has determined that this was not previously habitable space based on research of a previous permit that was issued to add egress windows and confirmation from inspection staff regarding the basement condition observed on previous inspection visits. During plan review,the plans examiner has the authority to determine the correct project valuation, and will make adjustments to the amount submitted by the applicant, if necessary. For this project,the plans examiner calculated the fees as if the space were a new addition in error, and I have corrected the fees. Regarding the plumbing permits submitted by Raineri,this was done through our online permit system and city staff does not track or monitor what permits the licensed professionals take out online. It is the responsibility of the property owner to communicate with their contractor as the contractor does not contact us prior to obtaining these permits online. We have no way of knowing that duplicate permits are obtained until after the fact when we may be researching permits due to another submittal,which is what happened in this case. It is very good to know that we do not owe the remaining amount of over$2000, but instead an amount far less than that. Thanks also for looking at our plumbing permits. I would have liked to have known that Raineri had submitted for a permit in December, and that they included the basement bathroom. They were aware of the permit that we had taken out initially for the plumbing, that I had added Raineri's name to. I did get the understanding that they generally take out their own, but that they would work under the permit that was taken out originally. If I had understood at that time that the city will allow a permit to be rescinded, I would have done that with the one we took out originally. I think it was confusing for Raineri. Regarding these plumbing permits, I think you said they cannot be rescinded since there has already been an inspection?
