This letter is in regards to the request by J&N Food Service LLC("Tenant")to install temporary signage along the street frontages of the property that they
lease space in at 11940 SW Pacific Hwy,Ste G,Tigard,Oregon 97223("Premise"). Alprop L.L.C.("Landlord")gives tenant conditional approval for the
following:
1) Place a temporary A-Frame type sign on the public sidewalk along the Hall Blvd and along the Pacific Hwy frontages of the property
matching the layout and design of the sign attached as Exhibit A and in the locations shown in attached Exhibit B.
Conditions to the approval are as follows:
1) The Tenant shall comply with all rules and regulations of the City of Tigard when placing the signs on the sidewalk in the public right-
of-way. Any changes or redesign of the approved signage or location of the signage must be submitted and approved by landlord
prior to such change taking place.
2) The signage may only be up and on display during the days and hours the Tenant is open to the public and must be removed and
stored within the Premises at all times the Tenant is closed to the public.
3) All signage shall be placed in a manner that will not interfere with the use of the sidewalk by others and shall not block visibility of
the signage of other tenants of the property including 7-Eleven. Tenant shall at all times maintain the signage in good repair and
maintain in a clean condition free of graffiti and dirt build-up.
4) Tenant shall pay as due,all claims for fees and permits by city of Tigard and for services and labor rendered in the repair and
maintenance of the signage. Tenant shall keep the Premise and the property free of any liens or fines of whatsoever nature with
regards to their signage.
5) This approval may be partially or completely withdrawn by the Landlord at any time,and at the Landlords sole discretion,upon
written notice to the Tenant. If this approval is withdrawn by Landlord,Tenant shall immediately remove their signage and may no
longer place the signage outside the Tenant's leased premises.
6) The Tenant shall comply with all laws,ordinances,rules,regulations,lawful orders,and requirements of public authorities applicable
to their signage(including but limited to getting any required permits).
7) Any changes to the scope of this approval shall be approved by Landlord in writing.
This approval shall not be a waiver of the tenant's obligations to comply with all laws,nor the landlord's opinion that the approved signage or placement in
the public right-of-way are in compliance with all laws. This approval is to act as the written approval as required by the Current Lease. The conditions of
this approval are in addition to the tenant obligations as set forth in the Current Lease.
