The City is interpreting the Code as follows: • Required number of restrooms is based on area of occupancy. B Occupancy is one person for every 100 sf of area. Conference rooms, waiting rooms and staff lounge occupancies are assumed to be included in this base occupancy. • Dr. Gabel's space requires two restrooms because the base occupancy is less than 5,000 sf. and therefore less than 50 occupants. 4,521/100=46 Occupants. OSSC Chapter 29 requires one Water Closet per 25 for the first 50 occupants. The two restrooms provided in different locations in the plan should be noted as Unisex. • The ground level restrooms may be removed in future TI permits as long as those future spaces provide adequate restrooms to serve their individual spaces. • The small tenant space on the second level will also be required to provide a single unisex restroom in it's space because the occupancy is less than 15. 2902 exception 2 exempts the requirement for separate facilities when the occupant load is less than 15. • By this logic, Dr. Barry's space may be able to reduce his restroom count by one. 3,515/100=36 Occupants. 2 Unisex restrooms required. A permit revision may be required. I hope this clears things up.
