shops as a conditional use in the I-P industrial zone. As the code stands now, some of the
permitted uses in the I-P zone are; sales, repairs and rentals of automobiles and light
equipment, construction sales and service, and vehicle fuel sales. Automotive and light
equipment repairs allow for the sale, installation and servicing of:.automobile equipment
and parts, but excluding body repairs,and until Just recently, auto painting. Typical uses
•
include muffler shops, auto or motorcycle repair garages, including welding, and auto
•
glass:shops..
Also, in regard to the sale and rental of automobiles and light equipment, the code
•' provides for the sale and rental, retail or wholesale, of autos, noncommercial trucks,
motorcycles:; motorhomes and trailers with less than a 10,000 gross cargo weight
together with incidental maintenance.
As previously state J., construction sales and services is also a permitted use. This
includes building. material stores, tool and equipment rental or sales and building
contracting/construction offices.
•
Finally, vehicle fuel sc\les is a permitted use. This refers to places of,business primarily
engaged in the retail sale of petroleum ,productswith incidental sale of tires, 'batteries,
replacement items, lubricating services and minor repair services. Service stations or
truck stops are typical uses.
• The purpose of siting these permitted uses are two fold The first is to point out that all
of the abovementioned permitted uses are businesses which, by nature, require a great
deal of outside storage of vehicles and equipment of various kinds and sizes. A quick trip
through the I-P zoned areas of`;Tigard will substantiate this .claim. f.

The second reason for siting the permitted uses is to make .clear that Inly want auto
body shops allowed in the I-P zoning under a CONDITIONAL,USE permit. This is to
regulate the outside storage of autos Ce.i. site obscuring fencing and/or landscaping).
Separating the activities of an auto body shop from the activities of the many other
businesses in the I-P zone draws a very fine line. Autopainting is; the obvious one that
comes to mind.
In light of the exterior appearances of many of the already functioning businesses in the t,/,,
1-P zone, it is my belief-that future businesses should be tightly controlled to promote a
healthy and appealing appearance. •
Since I have lived:.in Tigard all of my life and my family has operated an auto body
business (Tigard Auto Body) in Tigard for 33 years, I am acutely aware of many
businesses which could and should appear more.physically appealing:to the public. •
=With this in mind, please consider allowing auto body shops into the:l P zoning area under
a Conditional Use Permit.

I am applying to the Commission for a Zone Ordinance Amendment to allowauto body
shops as a conditional use in the I-P industrial zone. As the:cede stands now, some of the i;

permitted uses in the I-P zone are; sales, repairs and rentals of automobiles and light
equipment, construction sales and service, and vehicle fuel sales. .
Automotive and light ,
equipment repairs allow for the sale, installation and servicing of automobile,`equipment
and parts, but excluding body repairs, and until just recently, auto painting. Typical uses a
include muffler shops, auto or motorcycle repair garages, includingwelding, and auto
glass shops:
Also, in regard to the sale and rental of automobiles and light equipment, the code
t provides for the sale'and rental, retail or wholesale, of autos,' noncommercial trucks,
motorcycles, motorhomes and trailers with less than a 10,000 gross cargo weight
together with incidental maintenance.
As previously stated,: construction sales and. services is also a permitted use. This i
y includesbuilding material stores, tool and equipment rental or sales and building r'
contracting/construction offices. i
Finally, vehicle fuel sales, is a permitted use., This refers to places of business primarily'
engaged in the retail sale of petroleum products with incidental sale of tires, batteries,
_. replacement items, lubricating services and minor repair. services. Service stations or 3:
truck stops are,typical uses.
The purpose of siting these permitted uses are two-fold. The first is to point out that all
of the abovementioned permitted uses are businesses which, by nature, require a great
deal of outside storage of vehicles and equipment of various kinds and sizes. 'A quick trip
through the 1-P zoned areas of Tigard will substantiate this claim.

The second reason for siting the permitted uses is to make clear that I only want auto
body shops allowed in the 1-P zoning under a CONDITIONAL USE permit. This is to
regulate the outside storage of autos (e.i. site. obscuring fencing and/or landscaping).
Separating the activities of an autobody shop from the activities of the many other
businesses in the 1-P zone draws a very fine line. Auto painting is the obvious one that
comes to mind.
In light of the exterior appearances of many of the already functioning businesses in the
• 1-P zone, it is my belief that future businesses should:be tightly controlled to promote a !
healthy and appealing appearance.
Since I have lived in Tigard all of my life and my family has operated an auto body
business (Tigard Auto Body) in Tigard for 33 years, 1 am acutelyaware of many
businesses which could and should appear more physically appealing to the public.
With this in mind, please consider allowing auto body shops into the 1-P zoning area under
