This approximately 1.61 acre site is presently developed with

field and public water. A cedar hedge exists along the Pacific

This applicant requests minor land partition approval to divide
this 1.61 acre parcel into two parcels of apptTaximately 35,000

Community Development Cede (CDC) allows a maximum building
height of 45 feet in the C-G zone. The existing residential ,

Special setback requirements (Section 18.96.029413.1(1)..) include
a 50 foot setback from the centerline of Pacific Highway.
There are no other building setbacks which are applicable to
