We understand that these homes are to be constructed in multiple locations throughout Tigard, Oregon. Design parameters are as noted below: The structures are two-story wood-framed. Roof framing is primarily with pre-manufactured pitched chord wood trusses. Upper floor framing is primarily with pre-manufactured parallel chord wood trusses. Floor framing over crawlspace is primarily pre-manufactured wood joists. The foundations are to be conventional spread footings. Wind design is based on the ASCE 7-10 MWFRS (Envelope Procedure)for 120 mph ultimate wind speed, exposure category B, and with a Kzt value of 1.00. Lateral design is based on the ASCE 7-10 "equivalent lateral force" procedure with Ss equal to or less than 1.10 and S1 equal to or less than 0.50 and with soil classification "D". Plywood or OSB shearwalls are the primary lateral force resisting system (R=6.5). . Foundations have been sized for Class 4 soils as defined in IBC 1806.2. M TT-1O0F APRIL 2014 A Portal Frame with Hold Downs for Engineered Applications The APA portal-frame design,as shown in Figure 1,was envisioned primarily for use as bracing in conventional light- frame construction.However,it can also be used in engineered applications,as described in this technical topic.The portal frame is not actually a narrow shear wall because it transfers shear by means of a semi-rigid,moment-resisting frame.The extended header is integral in the function of the portal frame,thus,the effective frame width is more than just the wall segment,but includes the header length that extends beyond the wall segment.For this shear transfer mechanism,the wall aspect ratio requirements of the code do not apply to the wall segment of the APA portal frame.
