The applicant shall submit an Address and Commercial Suite Application to consolidate 12160 SW Scholls Ferry Road, Suite #100 and 12160 SW Scholls Ferry Road, Suite #200 into one tenant space with one address. THIS APPROVAL SHALL BE VALID FOR 18 MONTHS FROM THE EFFECTIVE DATE OF THIS DECISION. SECTION III. BACKGROUND INFORMATION Site Information: The project is located within a shopping center located south of SW Scholls Ferry Road,east of SW North Dakota Street, north of SW Anton Drive, and west of SW 121 St Avenue. The two tenant spaces that are proposed to be consolidated comprise a total of 3,800 square feet and are both located within this shopping center.The 11.02 acre development site is located on four tax lots,contains four(4)commercial buildings,landscaping,and associated parking.The property is located in the General Commercial (C-G) Zone and is located within a Planned Development (PD) SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS 18.780 Site Development Review: 18.780.050 Minor Modifications C. Approval criteria. The approval authority shall approve or approve with conditions an application for a minor modification when all of the following are met: 1. The proposed development is in compliance with all applicable requirements of this title;and The applicant is only proposing a change of use from Eating and Drinking Establishment to Bulk Sales and a consolidation of office spaces for 12160 SW Scholls Ferry Road,Suite #100 and 12160 SW Scholls Ferry Road, Suite #200. With a change of use, the potential issues are primarily related to the off-street parking requirement. Both previous and proposed uses are allowed in the C-G Zone. There are currently 103 parking spaces available for the shopping center,therefore with the change of use, there are 14 additional parking spaces above the required minimum at the Greenway Town Center shopping center. Upon review of the applicant's plans and narrative, staff finds this proposal is in compliance with all other applicable requirements of this title. This criterion has been met. 2. The modification is not a major modification. The applicant is not proposing any of the changes outlined in CDC 18.780.040.B. Therefore, this proposal is not a major modification. This criterion has been met. CONCLUSION: The proposal is a minor modification to an existing development and is in compliance with the applicable requirements of this Title.
