Thank you for your comments dated December 20,2017 regarding review for building code compliance. We really
appreciated your taking the time to meet with us to bring these items to our attention in a face to face forum.
We believe that the following responses to your comments should address most,if not all,of your concerns.
Comments/Responses:
1. Provide Permit Application for Fire Underground(FPS)
Response:Please see include FPS Permit form.
2. Provide Number of Occupants in Refuge Zones per 1025.4
Response:Not Applicable-The design of this project does not include Refuge Zones as it is fully
sprinklered. Per Section 1007.3, exception 2, refuge zones are not required.
3. Provide 2-hour floors/ceilings at horizontal fire barrier exits per 1025.2
Response:Not Applicable-The design of this project does not include horizontal fire barrier exits.
Ground and Second level exiting utilizes Atrium per Section 404.10,see tiem#9 responses for additional
information.
4. Change Door Schedule for Rated Doors
Response:Please see revised door schedule(A900), hardware schedule(A903-904), and floor plans
(A200-A203).
5. All glass in rated assemblies shall be rated as per 716
Response:Please see revised door schedule(A900), and window schedule(A910).
6. Provide Energy ComCheck document

7. Show Class B rating for interior finishes in Atrium and Exit Stairways
Response:Please see revised A000 Cover Sheet with General Notes addressing Class B finishes, and Code
plans(A020-A023).
8. Horizontal Exits to be two hours rated
Response:Not Applicable—See item#9 responses for additional information.
9. Detail Exiting System
Response: Ground&Second Level exiting incorporates 2-story atrium space as defined in Section 202.
Atrium requirements are listed in OSSC Section 404&summarized on sheet A022. Atrium (&entire
building)will have sprinkler system as required by 903.3.1.1 so approved uses are allowed per 404.2
exception. Smoke control is not required per 405.5 exception. Separation of adjacent spaces is not
required per 404.6 exception 3. (Please see attached IBC code commentary for some clarification of
separation and smoke control requirements for 2-story atriums.)
While adjacent spaces are not required to be separated from the atrium (as noted above), other code
required separations would still apply. Therefore, hotel guest rooms are separated by 1-hour fire
partitions&20-minute doors with smoke seals. The atrium ceiling(third level floor)is 1-hour rated. The
extent of the atrium space is delimited by 1-hour fire barriers separating it from the remainder of the
ground&second floor. As required by Section 404.9 exit access travel distance within the atrium space is
limited to less than 200 feet on the Second Level.
Exiting for levels above the second is provided by exit stairs located at opposite ends of the building. Dead
end corridors do not exceed 50 feet in compliance with 1018.4.
Garage level exiting is provided by exit stairs at either end.
10. Provide 10-foot separation from window to unprotected wall(stair)
Response:All exit discharges include accessible route from exit to public way, therefor exterior areas of
rescue assistance&separation required by section 1007.7.1 are not required
11. List Deferred Submittals
Response:Please see revised A000 Cover Sheet with list of deferred submittals added.
12. Three-hour columns in podium to be confirmed
Response: Columns, as part of the Structural Frame, are denoted as being required to be constructed with
a 3-hour rating on the Code Plan,A020. We have added additional notes to the A020 to provide greater
clarity of this requirement. Additionally, we have confirmed with the Structural Engineer that proper rebar
coverage is included in the design.
Additional Changes include:
• Updated address in the title block(all sheets)
• Added insulated walls(furring)at exterior walls of basement
• Wall type clarifications throughout
• Added relite at first floor vending room
• Revisions to the door schedule coordinating fire ratings and clarifying door types
• Added new interior details sheet A871
• Revions to open parking structure details,sheet A104
• General clean up on the cover sheet.

We have also included is a set of the Structural drawing changes as submitted to 3rd party reviewer which has
recently been approved,and an updated Civil"For Reference"set matching the current resubmittal that is under
revew with planning/engineering.
