General Scope of Work:
1. Previous testing indicated elevated radon levels at 13355 SW Kingston
Place
2. Installation to be a sub-soil /sub-slab depressurization radon mitigation system
for single condo unit and not the building as a whole.
3. Suction point to be dug 2' —4' feet deep and backfilled with clean gravel, no
fines. Suction point location to be in the southwestern corner of the garage.
4. Vent piping to be routed to the exterior route via foundation penetration through
the western wall and then to above the roofline venting away from dormer
windows and other re-entry points and avoiding any roof penetrations.
See attached general cross-section diagram(s).
5. An electrical inline duct fan shall be connected to the vent piping on the western
exterior above the AC unit.
See attached fan specifications.
6. See attached General Installation Notes for other system specifics.
7. Building Footprint: No change proposed.
8. Open yard area: No change proposed.
Active Sub-Slab Depressurization (ASD)
General Installation Notes:
1. System(s)to be Active Sub-Soil/Sub-Slab Depressurization(ASD).
2. All installations to comply with EPA protocols.
3. Exhaust fan(s)to be located so to be assessable for installation,maintenance,and future
replacement,and in a vertical run of vent pipe.
4. Typical fan specs:
Continuously running electric,inline duct exhaust fan(s)shall be used.
21W-150W,60 hz,115V, 1.5 amps,60 cycle.
5. Vent piping shall be schedule-40 PVC or ABS,with a minimum 3-inch diameter.
6. Vent termination to be a minimum of 6 inches above the roof line/eave,as well as
2 feet above and/or 10 horizontally from any intake into living space.
7. All vent pipe joints/connections to be sealed and air-tight.
8. Vent pipe shall not have low points,and shall be sloped so as to allow condensate
within pipes to flow back to the sub-soil suction point(s).
9, Electrical disconnect for any exhaust fan shall be located within sight of the fan
unit. Electrical power supply for any fan unit to be drawn from un-switched
building power.
10. When reasonably possible,a manometer(air pressure gauge)shall be installed on
or near the negative side of the vent system,and shall be a visible and/or audible
mechanism that is simple to read and interpret.
11. All penetrations through concrete slab flooring,or concrete perimeter foundations,
shall be sealed as is reasonable.
12. All vent pipes penetrating through fire-rated walls and ceilings shall have a
properly rated fire collar and/or equivalent.
13. All system components to be adequately secured: vent pipe every 8 feet vertically
(min),and every 4 feet horizontally(min).
14. Systems shall be clearly labeled "Radon Reduction System"or the like.
System shall also be labeled as to:
a. Dated activated.
b. Installers name.
