However, the applicant needs to be aware that fire code will require a secondary access despite the sprinkler system if the complex has over 200 dwelling units. I believe this would be the limiting factor to the question of how high they can build the buildings. See Below: 2014 OFC Appendix D Section D106 Multiple-Family Residential Developments D106.2 Projects having more than 200 dwelling units. Multiple-family residential projects having more than 200 dwelling units shall be provided with two separate and approved fire apparatus access roads regardless of whether they are equipped with an approved automatic sprinkler system. Daryl recalls that TVF&R has limited this residential development to 3 stories because of the single access from Greenburg.They are having difficulty meeting standards including density(50 units per acre), usable open space, and parking requirements. Such approval may be conditional upon implementation of additional requirements listed in the AM&M response letter that were not part of the original AM&M proposal. Approval is granted only for the specific project under review, and the conditions for approval shall not be construed as applicable to any other project. The approval letter will be issued the first of next week. This e-mail can serve as temporary approval of your proposal until the official letter is provided to you and the City of Tigard from TVF&R.
