Dear Mr. Lampella,
We are in receipt of your plans examination sheet dated June
7, 1996, and would like to take this occasion to respond to
your comments for this project. I would like to address these
in the chronological order in which they appear in your
letter.
1. 25 percent of the total cost of the project to be used to
address existing architectural barriers. This project is
a tenant improvement within a relatively new commercial
retail center. Parking lot striping and ramp has been
taken care of through the building shell and other tenant
improvements that precede this project. The existing
storefront door system and threshold meets current
standards. We are providing two handicap accessible
toilet rooms, and counter area shall meet current •
standards as well. In that there is not any need for
other ADA issues, we meet all the requirements of
O.S.S.C. and Oregon Revised statutes.
2. If a one hour shaft is required, then we shall construct
it similar to the Gypsum association file number WP 3510
which is one layer of 5/8" gypsum wallboard or veneer
base applied parallel with or at right angles to each
side of 2 x 4 wood studs spaced at 24" on center, with 6d
coated nails 1 7/8" long, 0.0915" shank, 1/4" heads, 7"
on center.
3. The suspended ceiling is currently in place, and is only
to be cleaned. We shall verify if the suspended ceiling
meets the requirements of seismic bracing. A copy of the
seismic bracing has been included for reference.
4. The owner of "The Original Chicken Bar ", Marc Kaplin, •
shall submit the proper materials to the Health
• Department for their review and approval. It should be
noted that this is the fourth location of "The Original
Chicken Bar ", and the owners are aware of the

requirements of the Health and other departments which
will need to be consulted for this project:
5. The City of Tigard has waived the requirement for a
grease interceptor trap.
6. These lites are existing. In that the structure is
relatively new, these lites would have been required to
be- tempered based upon their location relative to the
entry door.
7. Two 2:A,10 fire extinguisher shall be provided for this .
project. The shall be placed at a maximum of 75 feet from
one another, and placed as approved by the fire
marshall's office.

look forward to acquiring the building permit for this

LP (Linhart Peterson Powers Associates) has completed re- review of the documents requested in the
May 21, 1996 initial plan review. These documents were reviewed only for their conformance to the City
of Tigard building regulations and the State of Oregon Specialty Codes, 1996 Edition. This review does
not include mechanical, plumbing, electrical or fire sprinkler and fire alarm modifications. These
shall be submitted and reviewed by the City of Tigard.
1. Architectural Drawings, Sheets: 1 - 3.
We have found the following deficiencies in the submitted plans for this project:
1. Please show how 25% of the total cost of the project will be used to remove existing architectural
barriers to obtain accessibility. Section 1113.1.1 O.S.S.C. and Oregon Revised Statute 447.241.
2. Detail 3/2 on Sheet 2 identifies a 2 -Hr. Shaft by Owner. Although only a 1 -Hr. Shaft is required, an
approved, listed and tested fire- resistive assembly is required for the shaft for the Type I Hood.
Please submit drawings showing how this assembly will be constructed.
3. Please provide detail of seismic bracing for the suspended ceiling grid system.
4. Submit plans to the Washington County Health Department for review and approval. A final
inspection shall be conducted by this agency prior to occupancy.
5. Install an approved grease interceptor trap as directed by the City of Tigard and the Unified
Sewerage Agency requirements.
6. The main entry door has glazing within a 24 -inch arc of the door. Please provide labeled safety
glazing for these relites. Section 2406.4 O.S.S.C.
7. Provide a minimum 2:A,10:BC fire extinguisher for every 3,000 sq. Ft. Of floor area with a travel
distance between extinguishers not exceeding 75 feet. UFC standard 10 -1.
LP recommends the building permit not be issued for this project until receipt and approval of the
preceding items. Please submit this information so we may complete our review.
