Storefront Design. One Shopping Center standard aluminum storefront, including one standard outside door (3' x 7' ) . 1.1.2. Rear Exit. If required by applicable codes, one Shopping Center standard hollow metal door (3' x 7' ). 1.1.3. Demising Walls. Interior surfaces of demising walls finished with gypsum wallboard, taped and finished with a light acoustical texture ready to receive paint by Tenant. Insulation in demising walls shall be R -11. No interior walls provided other than a single toilet room as required per Section 1.1.5. 1.1.4. Ceilings. A suspended 2'x4' grid system and acoustical tiles will be installed. At Landlord's option in any stock or warehouse areas in the Premises, such areas may have either unfinished ceiling space or gypsum board ceilings. 1.1.5. Toilet Rooms. One toilet room with a single water closet in location designated by Landlord. If required by applicable codes, Landlord shall provide handicapped facilities. Toilet room will include the following: (a) One hollow -core door with privacy lock and wood frame; (b) One wall -hung lavatory with 2'x3' mirror; (c) One water closet; (d) One five gallon water heater; (e) Wall -mount light fixture with switch; (f) Exhaust fan ; (g) Wall re (h) Toilet paper holder; and (i) Paper towel dispenser. 1.1.6. Liahtina. Standard 2'x4' recessed light fixtures that will supply 70 foot candles of lumination at desk height. At Landlord's option any stock or warehouse areas in the Premises may receive 8' long fluorescent fixtures with no lenses and a reduced output of foot candles. Lights will be switched at the electrical panel only. One (1) night light will be provided. 1.1.7. Electrical. One (1) 120 volt duplex wall outlet per 15 lineal feet of demising walls in the Premises and one (1) 100 amp electrical service. Photo cell or time clock for Tenant's sign shall be at Tenant's expense. Phone lines and jacks are at Tenant's expense. 1.1.8. Heating and Air Conditioning. Heating and air conditioning system, ducted for open space. 1.1.9. Floors. Finished concrete prepared to receive floor covering. All floor covering at Tenant's expense. Tenant Premiuns: 1.
