Gentlemen:
A fire and life safety plan review was conducted on the above captioned
project for compliance with the 1985 editions of the Uniform Building Code
(UBC) , Uniform Mechanical. Code (UMC), and the Uniform Firc Code (UFC), as
amended by Washington County Fire District No. 1's Ordinance 86-1.
Revised plans submitted for the above captioned project are approved �
conditional to the following items:
i
1. Manual Pull Station: An additional manual pull station shall be added
in the elevator lobby, adjacent the main entrance exit door, from the
circulating corridor of this floor.
2. Corridor Construction: Calculations for the fourth floor area gives a
gross area of approximately 18,774 square feet and the area nets out
to approximately 15,200 square feet. Table 33A specifies that 100
square feet per person be used for office area. This gives an
occupant load of approximately 162-people. UBC Section 3305
stipulates that with an occupant load of 30 or more, corridor shall 'tie
1-hour fire resistive construction. Doors shall be self or automatic
closing fire resistive assemblies equipped with smoke gasketing. If
the :e are relites, they shall be not less than 1/4-inch wire glass set
in Steel frame not exceeding 257 if the room to corridor wall surface, ut
If there are duct openings, they shall be equipped with fire damperF.
Exception 05 to UBC Sec, 3305(8) allows the use of smoke detection
installed in the corridor to replace the fire resistive construction
and opening protection but limits this to 100-people. This office in
the past has allowed, under UBC Sec. 105, alternate materials and
methods the use of smoke detection installed in each room as well as
in the _orrir!--r in lieu of the fire resistive requirements where more

than 100-people are involved. This would be an acceptable alternate
in this case. Also this department has accepted water curtains on :
tempered or laminated glass in lieu of wire glass for corridor
protection. If the additional_ smoke detectors are not installed and
the corridors are constructed to I-hour requirements, this would be •
acceptable with this office. However, the over size relites will not 4
' be acceptable with only automatic sprinkler protection on them.
Automatic sarinkler protection on relites shall consist of fast
response heads set no closer than 6-inches tc the glass surface and
spaced at 6-foot intervals. No materials shall e placed between the
automatic sprinkler and glass. 1

1. 3. Fire Extinguisher Requirements: Not less than one (1) approved fire
extinguisher(s) with rating of not less than 2AIOB:C shall be provided
for each 1,500 square feet of floor area or fraction thereof. The
travel distance to an extinguisher from any portion of the building '!
shall not exceed 75 feet. (UFC Standard 1.0-1)
4. Approved Plans on ,Job Site: One set of approved plans bearing the
stamps of the Tigard Building Department and this office must be
maintained on the project site throughout all phases of construction
and must be made available to building and fire inspectors for
reference during t:quired construction inspections. (UBC Sec. 303)
5. Inspections Required: Inspection ani approval of construction by a
representative of this office is required: (a) prior to the covey o 4
any new framing elements following the installation of all utility
runs which will be concealed within wall and partition cavities; (b)
upon completion of construction and prior to occupancy of the tenant
space. (UBC Sec. 305)
6. Certificate of Occupancy Required: Prior to the use and occupancy of '
the project. (space) , a certificate of occupancy or other written
i •st:rument of approval must be obtained from the City of Tigard
Building Department. (UBC Sec. 307)
