These Contract Documents have been reviewed and approved by Tenant and Management for application for required permits. The CONTRACT DOCUKENTS for this project are comprised (1) each blueline print dated 1/18/94 and REVISION DATED 24 January, 1994: FLOOR PLAN, REFLECTED CEILING PLAN, SITE PL_AN, DETAILS, & NOTES, and MECHANICAL PLAN, and this PROJECT MANUAL, cover dated 18 January, 1994 , REVISION DATED 24 January, 1994 , that includes SPECIFICATIONS arid FINISH SCHEDULE. These SPECIFICATIONS reference existing tenant improvements, details, and materials that are understood to be "tenant standards" and as such are to be duplicated or matched for this project, except as specifically modified herein. General furnishings and "Open Office Workstations" . These may be identified herein as (not in contract) . 2 . Tenant, at its sole cost and expense, is res-onsible for delivery of "mail boy" unit; steel shelving; and all furniture and equipment to the sixth floor of Lincoln Tower, Suite 650 . SPECIFICATIONS k - '` 1 . GENERAL } 1. (A. ) Work being shown and specified in these Contract Documents is intended to coordinate with existing f ' field conditions. Dimensions take precedent over scale. Where discrepancies occur between Contract Documents and field conditions within the de- scription of work addressed herein, the Contrac- tor shall request a clarification from Management, Tenant, and Designer prior to proceeding with the work. f 0 I 18 Jan. , 1994 page 3 i (B. ) Contractor and Subcontractors shall carefully examine the existing site and Contract Documents. Errors and omissions in the plans and. specifica- tions shall. be called to the attention of the Designer prior to construction so that an addenda or change order, if necessary, may be r issued. Failure to do so on the part of the Contractor does not relieve him of the responsi- bility to provide a correct and finished product. (C. ) All construction shall be performed in accordance with state and loca_ codes and to conform to rules and regulations of all departments and authorities having jurisdiction thereof (including Americans With Disabilities Pct) . Building entrance, parking, path of travel, elevators, drinking founrains, rest rooms, signage and public access areas shall be barrier free according to the ADAAG guidelines. Workmanship and materials shall also conform to the latest adoptf ,, building code edition and to conditions and specifications of all governing authorities. (D. ) Application of materials by any Subcontractor to surfaces existing or provided under this contract shall imply acceptance and suitability of and to existing conditions. Such Subcontractor shall be held responsible for damage or irrea_ularities to his product as a result of previous conditions. (E. ) The Contractor shall obtain and pay for all permits and fees, and all additional drawings and specifications, if any, required for permits to be supplied by General Contractor and Subcontractors. (F. ) The Contractor shall provide and pay for dumpster (s) , and telephone as may be requested for his/her and his/her Subcontractors ' use. (G. ) No storage outside the building shall be allowed without written authorization of the Building Management. (H. ) Management and Tenant shall not be responsible for tools or material goods stolen or damaged on site. General.: Provide submittals as specified herein- after prior to application or ordering product • and material. B. Shop Drawings: (1 . ) General: Provide shop drawings in accordance with the requirements of these Contract Doc,i- ments or Manufacturer' s requests. Samples: (1 . ) Four (4) each samples of the following materials and finishes are to be submitted to Management and Designer for approval: window coverings, tenant door and door frame finishes, vinyl composition tile, carpet (s) and underlayment, if any, wallcovering (s) , wall ) paint, 4" solid rubber base, and plastic la- minate color or pattern selected for casework. 3. DEMOLI'T'ION A. Scheduling: (1 . ) Before commencing alteration or demolition submit for Management and. Tenant approval a schedule showing commencement, order and completion dates for various parts of this work. (2 . ) Notify Management prior to performing work which will generate smoke or dust as existing fire alarm system may be sensitive to these particles . f ' (3 . ) Contractor to notify affected utility companies before starting work and comply with f their requirements, and do not disable or disrupt building fire or life safety systems without prior written notice to Management. C. Protection: i (1 . ) Make explorations and probes as necessary to ascertain required protective measures before proceeding with demolition and removal. Give particular attention to shoring aid bracing requirements so as to prevent damage to existing construction. (2 . ) Provide, erect and maintain lights, barriers, warning signs, and other items as may be required for proper protection of the public, occupants of building, workmen and adjacent construction. i 1 18 Jan. , 1994 page 6 q i (3. ) Take necessary precautions to prevent dust and dirt from rising, and construct and maintain temporary partitions as may be required to prevent the spread of dust, odors and noise. Protect unaltered portions of existing building by dustproof partitions and other adequate means . (4 . ) Do not close or obstruct walkway widths to exits as may comply with prevailing codec and regulations. Do not store or place materials in passageways, stairs, or other means of egress. Conduct operations with minimum traffic interference to general and public areas of the Building. (5. ) Be responsible for damage to existing struc- ture or contents. D. Workmanship; (1 . ) Perform demolition, removal and alteration work as shown with due care, including shoring, bracing, etc . Contractor shall take care to protect all items specifically mentioned or implied as to remain or to be relocated. (2 . ) Execute the work in a careful and orderly manner, with the least possible disturbance to public and to occupants of building, i (3. ) Where alterations occur, or new and old work join, Contractor to cut, remove, patch, repair or refinish adjacent surfaces to the extent required by the involved conditions to create an appearance equal to, or better than as existed prior to commencing the work. Materi- als and workmanship employed in alterations, unless ctherwise shown or specified, shall conform to that of the original work and all alteration work shall be performed by the respective trades which normally perform the particular items of work. (4 . ) Finish new and adjacent existing surfaces as specified for new work. Clean existing surfaces of dirt, grease, loose paint, etc. before refinishing. Contractor is to take all. necessary precau- tions in the removal of material to insure the 4 least amount of damage. General: Alterations to existing automatic sprinkler system, smoke detection, and fire alarm and protection systems are to comply with all • current and prevailing state and local codes and regulations. Submittal: Contractor to submit layout and sp,3cifications for approval prior to construction. 12 . HVAC A. General : Alterations to existing heating, ventilation, and air conditioning systems are to comply with all current codes and regulations. B. Submittals: Contractor to submit HVAC plan indicating supply and return ductwork, exhaust and ventilation ductwork and locations of grilles and registers for approval prior to construction. C. Tenant requirements: a 1 . Thermostats shall be located at 4 ' -0" A.F.F. 2. Training Room: 620 and Conference Room: 817 shall be on separate zones with local thermostat. 3.
