SECTION III. BACKGROUND INFORMATION
Site Information:
The project is located at 7360 SW Hunziker Road, Suite 203, on the west side of SW Hunziker Road,
north of SW Varns Street,and southwest of Highway 217.The 3.63-acre development site is made up of
three tax lots, and contains four commercial buildings, with 264 parking spaces, and associated
landscaping.The property is located in the Professional/Administrative Commercial (C-P) Zone.
SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS
18.780 Site Development Review:
18.780.050 Minor Modifications
C. Approval criteria. The approval authority shall approve or approve with conditions an
application for a minor modification when all of the following are met:
1. The proposed development is in compliance with all applicable requirements of this
title;and
Because the applicant has only proposed a change of use, which primarily affects off-street parking
regulations, that is the main focus of this review. The subject 1,092-square-foot tenant space will be
changing from an office to a medical/dental office.The 3.63-acre development is a multi-tenant site,and
is therefore subject to the required minimum vehicle parking formula outlined in CDC 18.310.030.D.
The table below calculates the minimum off-street vehicle parking requirements based on this formula:

Staff finds that 200 parking spaces are required for the site, taking into consideration the change of use
discussed above. Based on the applicant's submitted materials,staff finds there is adequate parking at the
development site,with 264 parking spaces provided.
Upon review of the applicant's plans and narrative,staff finds this proposal is in compliance with all other
applicable requirements of this title. This criterion is met.
2. The modification is not a major modification.
The applicant is not proposing any of the changes outlined in CDC 18.780.040.B. Therefore, this
proposal is not a major modification. This criterion is met.

CONCLUSION: The proposal is a minor modification to an existing development and is in
compliance with the applicable requirements of this Title.
