DESIGNATION: I-P: Industrial Park Zone. The I-P zone provides appropriate locations for
combining light manufacturing, office and small-scale commercial uses, e.g.,
restaurants, personal services and fitness centers, in a campus-like setting. Only
those light industrial uses with no off-site impacts, e.g., noise, glare, odor,
vibration, are permitted in the I-P zone. In addition to mandatory site
development review,design and development standards in the I-P zone have been
adopted to ensure that developments will be well-integrated, attractively
landscaped,and pedestrian-friendly.

SECTION III. BACKGROUND INFORMATION
Site Information:
The project is located at 7007 SW Cardinal Lane;on the north side of SW Cardinal Lane,east of SW 72°d
Avenue, and west of SW Sequoia Parkway. The subject property is 3.71 acres in size, and contains two
(2) office buildings,with associated parking and landscaping.The property is part of the Pacific Corporate
Center,and is located in the Industrial Park Zone (I-P).
SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS
18.780 Site Development Review:
18.780.050 Minor Modifications
C. Approval criteria. The approval authority shall approve or approve with conditions an
application for a minor modification when all of the following are met:
1. The proposed development is in compliance with all applicable requirements of this
title;and
The applicant is proposing a minor modification to an existing development at 7007 SW Cardinal Lane.
Specifically,the applicant proposes to remove four(4) parking spaces and 428 square feet of landscaping,
in order to accommodate a new loading area,and a new exterior overhead door.The door will be located
on the western facade of an existing office building. The 3.71-acre property contains two (2) office
buildings, totaling 48,046 square feet in size. As outlined in "IDC Table 18.310.2, an office use has a
minimum off-street parking requirement of 2.7 spaces for every 1,000 square feet.Accordingly,staff finds
that a total of 130 parking spaces is required for the subject property. Even with the proposed removal
of four (4) parking spaces, staff finds there is still adequate parking at the subject site,with 195 parking
spaces remaining.Furthermore,staff reviewed the applicant's submitted site plan to confirm the property
continues to exceed the minimum 25 percent landscape requirement for the I-P zone (TUC Table
18.130.2),even with the proposed 428-square-foot landscaping reduction.
Upon review of the applicant's plans and narrative, staff finds that all other applicable requirements are
met. This criterion is met.
2. The modification is not a major modification.
The applicant is not proposing any of the changes outlined in'[DC 18.780.040.B.Therefore,this proposal
is not a major modification.This criterion is met.
CONCLUSION: The proposal is a minor modification an existing development and is in
compliance with the applicable requirements of this Title.

APPLICANT'S STATEMENT/NARRATIVE
The proposed work involves decreasing landscaping and parking to accommodate a new
overhead door. See attached parking calculations. As a result of this work,we are NOT doing
any of the following:
1. An increase in dwelling unit density, or lot coverage for residential development;
2. A change in the ratio or number of different types of dwelling units;
3. A change in the type of commercial or industrial structures as defined by the Uniform Building
Code;
4. An increase in the height of the building(s) by more than 20%;
5. A change in the type and location of access ways and parking areas where off-site traffic
would be affected;
6.An increase in vehicular traffic to and from the site and the increase can be expected to
exceed 100 vehicles per day;
7. An increase in the floor area proposed for a nonresidential use by more than 10%excluding
expansions under 5,000 square feet; Site Development Review 18.360-5 AP Update: 2/14
8. A reduction in the area reserved for common open space and/or usable open space which
reduces the open space area below the minimum required by this code or reduces the open
space area by more than 10%;
9. A reduction of project amenities below the minimum established by this code or by more
than 10%where specified in the site plan:
a. Recreational facilities; b. Screening; and/or c. Landscaping provisions.
10.A modification to the conditions imposed at the time of site development review approval
which are not the subject of paragraphs 1 through 10 of this subsection.
Therefore,the proposed work in our building is classified as 'minor modification' work. In
addition, please reference the provided plans indicating parking counts.
