DIR1997-7007 SW Pine St Y February 25, 1997 CITY OF TIGARD OREGON Brian Perkins 7007 SW Pine Street Tigard, OR 97223 Re: Flag Lot behind the home at 7007 SW Pine Street (WCTM 1 S 136AD 2600) Dear Brian: This letter is in response to your request for an interpretation of the City's Community Development Code concerning a non-conforming flag lot access width for a portion of the access "pole" to SW Pine Street. A portion of the access pole narrows to 14 feet due to the location of the existing residence. The property is zoned for residential use with an R-4.5 (7,500 square foot minimum lot size). The R-4.5 zoning district is primarily designated for detached single-family residential dwelling units. Section 18.132.040 (A)(2)(b) of the Community Development Code allows that if on the date of adoption of this title that a site does not meet the lot size requirements of the applicable zoning district that the property can be occupied by single-family residential dwelling units and accessory structures if located within a residential zoning district.
