BACKGROUND INFORMATION Site Information: The project is located at 7233 SW Kable Lane;north of SW Kable Lane,south of SW Bonita Road,west of SW 72nd Avenue,and east of SW 74th Avenue. The subject property is 4.25 acres in size,and contains two(2)industrial buildings,with associated parking and landscaping.The property is part of the PacTrust Oregon Business Park III,and is zoned Light Industrial (I-L). SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS 18.780 Site Development Review: 18.780.050 Minor Modifications C. Approval criteria. The approval authority shall approve or approve with conditions an application for a minor modification when all of the following are met: 1. The proposed development is in compliance with all applicable requirements of this title;and The applicant is proposing a minor modification to an existing development at 7233 SW Kable Lane, Suite 500.Specifically,the applicant proposes to remove four(4)parking spaces,in order to accommodate a new concrete pad for above-ground fuel tanks that will be located adjacent to the building's west facade. The 4.25-acre property contains two (2) industrial buildings, totaling 61,150 square feet in size. The current tenant mix in these industrial buildings can be classified into two(2)land use categories:wholesale sales (49,150 square feet), and light industrial (12,000 square feet). As outlined in '1'DC Table 18.310.2, wholesale sales has a minimum off-street parking requirement of 0.8 spaces for every 1,000 square feet, and light industrial has a minimum off-street parking requirement of 1.6 spaces for every 1,000 square feet. Accordingly, staff finds that a total of 59 parking spaces is required for the subject property. Even with the proposed removal of four (4) parking spaces, staff finds there is still adequate parking at the subject site,with 186 parking spaces remaining. Upon review of the applicant's plans and narrative, staff finds that all other applicable requirements are met.This criterion is met. 2. The modification is not a major modification. The applicant is not proposing any of the changes outlined in MC 18.780.040.B.Therefore,this proposal is not a major modification.This criterion is met. CONCLUSION: The proposal is a minor modification an existing development and is in compliance with the applicable requirements of this Title. SECTION V. See attached parking calculations. As a result of this work,we are NOT doing any of the following: 1. An increase in dwelling unit density, or lot coverage for residential development; 2. A change in the ratio or number of different types of dwelling units; 3. A change in the type of commercial or industrial structures as defined by the Uniform Building Code; 4. An increase in the height of the building(s) by more than 20%; 5. A change in the type and location of access ways and parking areas where off-site traffic would be affected; 6. An increase in vehicular traffic to and from the site and the increase can be expected to exceed 100 vehicles per day; 7.
