Findings supporting Sign Permit#s at
13333 SW 68th Avenue
Triangle Pointe, LLC is proposing to install 3 wall signs at the Triangle Pointe building at 13333 SW 68th
Pkwy. Below are the findings supporting the attached permit. These findings will be used for all 3 permits,
defined as South Sign, East Sign and West Sign; see Site Plan—Attachment"A".
18620.050.A.1 states"non residential signs within the Tigard Triangle shall meet the requirements of the C-
P zone 17.780.130D." Below are the requirements 17.780.130.D.2 (wall signs) and our findings supporting
conformance to the code:
• 17.780.D.2.a states" Wall signs, including illuminated reader-boards, may be erected or maintained but
shall not exceed five percent in gross area of any wall face on which the sign is to be mounted.
Response: The allowed maximum square footage for the signs at Triangle Pointe do not exceed 5% of the
wall face. These square foot maximums are as follows:
West Elevation: 191 SF
East Elevation:221 SF
South Elevation: 197 SF
These calculations are supported by Wall Face Calculations—Attachment"B"and Elevations for Wall Face
Calculations—Attachment"C"
• 17.780.D.2.b states"Wall signs shall be parallel to the face of the building upon which the sign is
located"
Response: The signs will be installed parallel to the face of the building upon which the sign is located.
• 17.780.D.2.c: states"If it is determined under the development review process that the wall sign's
visual appeal and overall design quality would be served, an additional 50% of the allowable sign area
may be permitted... "
Response: Triangle Pointe is a large building(4 stories plus daylight-basement). It also is constructed of
large continuous sections of concrete. The resulting vocabulary of the building is one of simple shapes at a
large scale. We have continued this vocabulary in our expansion, using large and simple shapes. When
considering a wall sign with an enclosing frame(as opposed to individual dimensional letters), the allowed
square footage in Requirement A, above, limit the sign to a scale incompatible with the rest of the building.
Also, the building is set back from public streets and view. When considering a wall sign with an enclosing
frame(as opposed to individual dimensional letters), the allowed square footage in Requirement A above
limit the sign to a scale which may be too small to read.
For these reasons we request an additional 50% increase in square footage of our signs with the following
maximum square footages:
West Elevation:287 SF
East Elevation:332 SF
South Elevation:296 SF
This request is supported by Wall Face Sign SF Visual—Attachment"D".
• 17.780.D.2.c(cont) No copy will be permitted, however, in the additional area permitted. For purposes
of this subsection, "copy" includes symbols, logos and letters.
Finding: If granted the discretionary 50% increase in size, this additional area will only be filled with a color
background or shading. In order to determine this calculation, Section 18.780.085,B.1.B will be used for the
determination of copy as defined above.
The clarifications below are not specifically required in 17.780.D.2, but are provided to clarify our type,
location and dimensions of the proposed wall sign.
• Type of Wall Sign: 15.780.015.55 states that a "Wall sign" means any sign attached to, painted on, or
erected against the wall of a building or structure with the exposed face of the sign in a plane parallel to
the plane of the wall. Section 15.780.015.52 states that a"Temporary sign" includes a banner which is
"a sign made of fabric or other nonrigid material with no enclosing framework."
Response: Although the proposed sign face will be made of vinyl, it will have an enclosing framework so
should be considered a wall sign, not a temporary sign. The enclosed framework will cover the attachment
of the vinyl sign when viewing sign ground or street level.
See Wall Sign Elevation/Section —Attachment"E".
• Sign Dimensions: There are no specific sign dimension limitations in the code.
Response: Sign Size: Because of potential copy adjustments, the sign dimensions may be adjusted after
the permit is issued, but will be within the overall square footage allowed by permit..
• Sign Location: 18.620.050.A.3: states that"Wall signs shall not extend above the roof line of the wall
on which the sign is located." There are no further requirements for sign location on a face of wall in
the code.
Response: Because of potential copy adjustments, the sign location may be adjusted after the permit is
issued. The sign location for this permit will be located on wall face W1, E1.1 or S1 respectively, as shown
on Attachment"C"
