REMARKS: Purpose of site visit: Observe existing framing conditions and new framing,
I arrived at about 8:00 am. At the time of my visit, I observed new and existing basement framing
and new and existing main floor framing.
The items observed today were in general conformance with the project plans, RFIs and
specifications with the exception of the following:
- Column anchors at new south basement column were not installed per plan at the time of my
visit. Contractor indicated they would be installed per plan.
- Existing framing at west main hallway was observed to be offset from the bearing wall below.
New beam per plan is to be installed in line with posts in bearing wall below, add full depth
blocking between 2nd floor joists above beam,toenail new beam to joists above. New 4x4 posts
are to be installed aligned with existing blocking and posts in basement wall with Simpson BC40
post bases.
- Sheathing at basement and main floor shear wall was not installed at the time of my visit.
Basement wall hold-downs and new framing were structurally acceptable as installed. Floor to
floor straps were not installed at the time of my visit. Contractor indicated that sheathing would
be installed, blocked and nailed per plan and that straps would be installed on top of sheathing
per plan.
Contractor requested that I look at the 2nd floor framing to determine if the kitchen and dining area entry
framing were load bearing. I observed that the 2nd floor joists were hung from headers with face mount
hangers at the east and west sides of the kitchen/dining area, this indicated that the short, intermediate,
diagonal walls at the entry are partition walls only and are therefore non-structural.
Note that this structural observation report is a limited visual observation of the as-built conditions of the
structural system only for general conformance with the approved plans and specifications. Structural
observation does not relieve the contractor of contractual responsibility for non-conforming items and their
repairs, nor waive the responsibility for inspection required by the IBC chapter 17, or any local jurisdiction
required inspection.
