around the Washington Square Mall and land immediately west of Highway 217.

acre. Larger buildings are encouraged in this area with parking under, behind or
to the sides of buildings.

SECTION III. BACKGROUND INFORMATION
Site Information:
The project is located at 9321 SW Washington Square Road, Suite T05; south of SW Hall Boulevard,
east of Highway 217, and west of SW Greenburg Road. Although a new tenant is proposed (Tesla), the
space will continue to be occupied by a sales-oriented retail use. The property is zoned Mixed Use
Commercial (MUC),and is located in the Washington Square Regional Center Plan District.
SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS
18.630 Washington Square Regional Center Plan District:
18.630.050 Site Design Standards
Compliance. All development must meet the following site design standards. If a parcel is one
acre or larger a phased development plan may be approved demonstrating how these standards
for the overall parcel can be met. Variance to these standards may be granted if the criteria
found in Section 18.370.010.C.2, governing criteria for granting a variance,is satisfied.
The applicant is not proposing any changes to the project site (site coverage, landscaping, off-street
parking,etc.). Therefore, these standards do not apply.
18.630.060 Building Design Standards
All new buildings constructed in the MUC, MUE and MUR zones within the WSRC shall
comply with the following design standards. Variance to these standards may be granted if the
criteria found in 18.370.010.C.2, criteria for granting a variance, is satisfied.
The applicant is not proposing to construct a new building; the request is to remodel the west facade of
an existing commercial building. Therefore, these standards do not apply.
18.360 Site Development Review:
18.360.060 Minor Modification(s) to Approved Plans or Existing Development
C. Approval criteria. A minor modification shall be approved, approved with conditions or
denied following the director's review based on the finding that:
1. The proposed development is in compliance with all applicable requirements of this
title; and
The applicant proposes to remodel the west facade of an existing commercial building, and is not
requesting any changes to the project site (site coverage, landscaping, off-street parking, etc.). Staff
reviewed the applicant's site plan and elevation drawings to confirm the proposal meets the
development standards for the MUC zone. Upon review of the applicant's plans and narrative, staff
finds that all other applicable requirements of this Title are satisfied. This criterion is met.
2. The modification is not a major modification.
Staff finds that the changes listed in TDC 18.360.050.B.1-11 are either satisfied or do not apply.
Therefore,the proposed development is not a major modification. This criterion is met.

CONCLUSION: The proposal is a Minor Modification of existing site development and is in
compliance with the applicable requirements of this Title.

Dear Lina Smith,
Tesla, Inc.will be conducting tenant improvement work on an existing retail space at 9585 SW
Washington Square Road, Space T05. The intent is to make alterations to the existing exterior
storefront for a new"Tesla" showroom including the installation of new partitions,millwork,
finishes and replace the exterior façade with a new storefront. The total area of improvements
will include 3,480 SF with no change in use.
Please see the below response to the City of Tigard's evaluation criteria as applicable:
