LOCATION. 13145 S. W. Bull Mountain Road (WCTM 2S1 9AB, tax lot 1300).
ZONING DESIGNATION: Washington County Zone: R-6 (Residential, 6 units per
acre).
COMPREHENSIVE PLAN DESIGNATION: Low Density, Residential.
6. SUBDIVISION PRELIMINARY PLAT/PLANNED DEVELOPMENT CONCEPTUAL
PLAN APPROVAL OF PHASE 2B OF THE SUMMIT AT BULL MOUNTAIN
SUBDIVISION - SUB 90-0005/SLR 90-0002/LLA 90-0004/ VAR 90-0009/PDR
90-0005. This application is a continuation of the review of the Summit at Bull
Mountain subdivision. The original review requested (1) Subdivision/Planned
Development approval to allow 97 acres to be divided into 276 lots between
approximately 8,000 and 32,000 square feet. Also requested is (2) variance
approval to allow an increased lot width to depth ratio on certain lots where a ratio
of 2.5:1 is normally required, (3) a sensitive lands permit to allow development of
54 lots on slope that exceed 25% grade; and (4) two Lot Line Adjustments.
LOCATION. Bull Mountain Road and SW 1391h Avenue at south, and the existing
southern terminus of SW 135th Avenue at the north edge of the Subdivision.
(WCTM 2S 1 9, tax lots 102, 103, 104, 200, and 2S 14, tax lots 900, 1000, 1100).

1. Meeting called to order at 7:01 p.m.
2. Present: Porter, Bishop, Froude, Hansen, Mortensen, Root, Smith, Garner
3. The minutes for meeting dated March 6, 1991 were approved.
4. Reviewed draft of changes to Transportation Map. Presentation and draft map
handout by Ed Murphy/Staff. Revisions scheduled for Planning Commission on
April 8, 1991 and City Council on April 23, 1991.
Motion: NPO #3 to write a letter requesting updated information pertaining to Note
2 on revised Transportation Map. Letter to be addressed to Ed Murphy/Staff with
copies to City Council and Liz Newton.
- Carried unanimously.
5. CPA 91-02. Request for historic site overlay designation for the Soberg/Gaarde
House.
Motion: A motion was made to approve the amendment.
3 yea, 1 nay, 4 abstentions.
- Motion carries.
6. Other Business:
6.1. Mortensen stated DeHarport was approved by City Council at low density.
6.2. Tree ordinance discussion to be placed on May agenda.

Re: Summit at Bull Mountain
Phase 2B, Preliminary
Herewith 16 sets of proposed preliminary revised for the
above mentioned project . This preliminary was originally
submitted as Phase 2 in late spring of 1990 . The project
was separated after acceptance by the City of Tigard to be
continued and resubmitted. We then resubmitted in December,
1990 . The resubmittal was reviewed by planning and
engineering and a comment letter dated December 27, 1990, was
returned to us .
This submittal addresses the comments in the December 27,
letter as follows:
1 . Proposed Public and private sanitary and storm sewer
details--Preliminary sanitary and storm sewer plans are shown
on this submittal .
2 . Proposed profiles of the road system-- Road profile plans
are also included on this submittal showing proposed grades
and existing ground.
3 . Vicinity map has been included on these preliminary
plans.
Also lots accessing directly onto SW 139th. have been
eliminated.
