Applicant requests Lot Line Adjustment approval to adjust two parcels from
approximately 18,295 and 44,431 square feet to two parcels of approximately
9,256 and 53,470 square feet. Applicant also requests Minor Land Partition
approval to divide the resulting 53,470 square foot parcel into three
parcels between approximately 7,500 and 9,500 square feet. All parcels will
be served by a privately owned coatmn access drive. The remaining portion
of the property is in a floodplain and will be dedicated to the City.

Subject: Description of Proposal
The subject property is comprised of the newly created (Olson Lot Line
Adjustment) Tax Lot 3602, 1S 1 34DC.
The purpose of the request is to partition the 1 .23 acre tract into
three building lots with an access tract. The flood plain area will be
deeded to the City for open space.
The newly created building parcels will meet or exceed the requirements
of the R-4.5 zone and will contribute to the City's infill policy.

The proposed lot line adjustment will provide approximate areas as
follows :

Tax Lot 3602 . . . . . . . . . . . 53,470 sq. ft. ( 1 .23 acre)
The purpose of the request is to create a more buildable site out of Tax
Lot 3600 and provide for access to Tax Lot 3602 and allow for a more
orderly minor partition of 3602.
The newly created parcels will meet the requirements of the R-4 . S zone
and will contribute to the City's infill policy.
