October 10 , 1978
1 . CALL TO ORDER: Meeting was called to order at 5 : 40 P .M. by
Peter Green.
2 . ROLL CALL: Present: Olson, Corliss , Cook , McMonagle

A request for site plan and architectural review of
9 , 840 sq. ft, warehouse at 7385 S.W. Bonita Road (Wash.
Co. Tax Map 2S1 12A, Tax Lot 4000) .
A. Site Development Plan
(1) Staff Report: Presentation by Green
General Board Discussion of site .
Corliss questioned Skourtes about possible
modification or fill of the floodplain.
`w Skourtes ' Engineer indicated that no fill
had been added but the area in question
had been leveled by being graded.
McMonagle pointed out discrepancies of
floodplain elevation in Washington County
topography map when compared to a study by
Army Corps of Engineers .
McMonagle questioned proposed grade of access
drive.
Skourtes' engineer indicated on plans where the
incline of the access drive would being and end.
Skourtes indicated the vertical height from
the existing site grade to the required access
to Bonita Rd . would be approximately five feet.
Cook inquired about the required 24 ' paved
access drive .
Skourtes ' engineer felt the 24 ' drive would
result in a substantial loss of an existing
pine hedge.
0aw McMonagle indicated that the drive could be
varied according to the Municipal Code and
asked Green what variance was allowable .
Green indicated 20% variance was the maximum
allowable without going before the Planning
Commission.
Cook recommended a 20 ' paved drive to save
more of the pine hedge.
Skourtes agreed to a paved 20 ' drive .
Olson questioned ability to eliminate one parking
stall when 10 parking spaces were required.
Green indicated code allowed a 20% variance in
parking requirements and one parking stall
eliminated would be a 10% variance , although
the applicant is still required to pay the fees
for all required parking spaces.
Cook moved for modification of Condition Qne
to read a "20 ' paved access drive" instead of
1124 ' paved acess drive" - and the adoption
of the other conditions as written.
Green indicated that a non-remonstrance against
a future L. I .D. would have to be added as a
condition for approval .
Cook moved for the adoption of the listed
conditions for approval with a modification
of Condition One and the addition of the
non-remonstrance agreement as 'Condition 6 .
Olson seconded the motion.
McMonagle called for a vote :
3 approved, 1 opposed.
Motion passed subject to the following
conditions:
1. The access/egress drive shall be a
minimum. of 24 feet (20 foot paved surface
with two -foot gravel shoulders) .
2 . Parking spaces 7 , 8 , 9 & 10 shall be
relocated perpendicular to the western
property line as indicated on the plans .
3. Parking space three (3) shall be eliminated
to reduce traffic congestion near the
rear loading docket.
4 . The remaining landscape area shall
itjw incorporate brighter plantings to reduce
the impact of the asphalt drive (rhodo-
dendrons, azaleas , pieris) .

5 . A revised site plan, landscape and
irrigation plan shall be submitted to
the Planning Department for verification
and approval of the incorporated changes .
6 . Applicant shall agree to sign a non-
remonstrance agreement for future L. I .D.
(Local Improvement District) on S.W.
Bonita Road.
