Site Development Plan Review
For property located 800 feet westerly of S. W. 72nd
Avenue and 1200 feet northerlyof S. W. Bonita Road
(Tax Map 2S1 12A, Tax Lot 602 .
Staff Findus
1. The applicant proposes to construct a wholesale
lumber warehouse and office facility on the sub-
ject site.
2. The staff has the following concerns related to the
applicant's proposal:
° The applicant's proposal does not conform to site
distance standards defined by Sections 18.60.150(b)
and 18.12.100(b), Tigard Municipal Code.
° Storm drainage from site, especially related to
drainage from the depressed loading dock.
° Landscaping - groundcover lacking in the landscaped
area between the southerly edge of the parking lot
and the railroad right-of-way and in areas proposed
for "Thundercloud Plum" trees.
° Landscaping - 3 hose bibs are shown; these do not
meet the staff recommended standard of hose bibs
150 feet on-center or located in such a manner as
all landscaping can be reached with a 75 foot length
of hose.
Staff Recommendation
Approval of the applicant's site and landscape plans dated
subject to the satisfaction of the following conditions:
1. That the applicant receive approval of their submitted
drainage plan from the City Public Works Department.
The applicant shall, upon request..from said Department,
furnish such topographical information as is necessary
to determine slopes on the subject site.

2. That the applicant submit for staff approval, a re-
vised landscaping plan indicating the type of ground-
cover treatment proposed for those areas specified
in finding 2 of this staff report. Said revised plan
shall also indicate the proposed location and spacing
of hose bibs or shall provide certification from a
landscape architect or horticulturist that all plant
materials will survive periods of drought.
