Site Plan Review
for property now containing the City shop building and
sewerage treatment plant on Ash Avenue adjacent Fanno
Creek
Staff Findings
1. The City of Tigard proposes an additional building on
the site for storage of equipment and materials which
are presently stored outside.
2. In June of 1973 the Planning Commission approved a
variance allowing this building to be located 16 feet
from the northeast property line where 20 feet are
required.
3. The submitted site plan conforms to the requirements of
the site development section of the zoning ordinance with
the exception that the front ten feet are shown as being
landscaped where twenty feet are required. The City pro-

poses completion of the landscape plan in the following
fiscal year, 75-76, with completion of the building
scheduled for this fiscal year, 74-75. This spreading
of the cost is necessitated by defeat of the proposed
City budget earlier this year.
4. Screening is shown in the form of an arborvitae hedge.
In that the building will provide storage for existing
equipment presently stored outside with no screening,
the staff sees a minimal need for site screening.
Staff Recommendation
Approval of the applicant' s site plan with the condition
that it be revised to conform to the twenty foot front yard
landscaping requirement.
