SDR 25-75 (Farmcraft)
A request for design review of a proposed expansion of an existing manufacturing/
warehousing building in a commercial district.
Staff Findings
1. An application for expansion of a non-conforming use was approved by
the Tigard Planning Commission August 19, 1975.
2. Site plan with landscaping was submitted August 25. Staff feels it to
be adequate for purposes of evaluation although it does not meet the
standards asked by the ordinance.
(a) irrigation not specified.
(b) plant sizes not specified, (applicant indicates that interval of
plantings is to scale).
(c) adjacent near building lines not shown - nor is there a vicinity map
however the adjacent parcels are vacant and the character of this
project and its surrounding makes the requirement less critical
than usual.
(d) grading not shown (applicant intends no new grading - but existing
grades would be helpful to understanding of site plan).
3. Parking standards applicable to this project are 1 space for each employee
on the largest shift.
4. Truck manuvering area shown is minimal but is approximately the same as
existing. No problem with inadequate manuvering space is apparent.
5. The gas pump at the driveway entrance is not allowed under present code -
but could be considered an existing non-conformance. Staff feels however
that the location of the pump besides being hazardous, interferes with
access to the site.
6. The "West"and "East" property lines are not screened, but the applicant
has stated that he will screen them in cooperation with adjacent land
owners, when they develop their adjacent sites.
7. Commercial Street is subject of an anticipated L.I.D. for street
,improvements.
8. Most of the landscaping across the front of the building and at the "NE"
corner is existing.
