The height of the stem walls at the garage piers were not poured high
enough, and as a result the aspect ratios of the shearwalls at the garage piers
exceed the maximum height to width ratio allowed. The shearwalls at the garage
piers cannot be used as legal shearwalls due to the aspect ratio.
The garage area has been re-designed in rotation to carry the load from
line A. The existing shearwalls at line B are adequate to carry the increased
load. The existing shearwalls at lines 1 and 3 are adequate to carry the torsion
load. No revisions to the existing shearwalls or holdowns are required as a result
of designing the garage in rotation at this time. The existing shearwalls and
holdowns at the garage piers are to remain as originally installed for added
redundancy. See attached revised calculations and revised lateral plan.
