A portion of that certain tract of land in the Southeast quarter of Section 1, Township 2 South,
Range 1 West, of the Willamette Meridian, in the City of Tigard, Washington County, Oregon,
described in that Statutory Warranty deed to 72ND VENTURE, L.L.C., AN OREGON LIMITED
LIABILITY COMPANY recorded as document number 97041882, Washington County, Oregon,
deed records, said portion being more particularly described as follows:
Commencing at the Southeast corner of said 72nd Venture tract, a point on the East line of the W.W.
Graham Donation Land Claim No. 39 and on the centerline of S.W. 72nd Avenue (County Road No.
472)and running thence, along the South line of said 72nd Venture tract, N89°24'W, 25.00 feet to
the Southwest corner of that certain tract of land described as Parcel 1 in that Stipulated Judgement
to the City of Tigard, Case No. 84-0744C, entered September 9, 1985 in the Circuit Court of the
State of Oregon for the County of Washington and the True Point of Beginning;
thence, along the West line of said Parcel 1, N00° 30'E, 77 feet, more or less, to the Southerly most
