STREET DEDICATION
KNOW ALL MEN BY THESE PRESENTS, That U.S. BANCORP
REALTY AND MORTGAGE TRUST, hereinafter called "Grantor, " for
the sum of $ constituting the actual consideration for
this deed, does hereby give, grant, and dedicate to the City
of Tigard, a municipality of the State of Oregon, its successors,
and assigns, a perpetual right of way and easement for street,
road, and utility purposes on, over, across, under, along, and
within the following-described real premises in Washington
County, Oregon:
A portion of ROSEWOOD ACRE TRACTS in the
NE4, Section 13, T 2 S, R 1 W, W.M. ,
Washington County, Oregon described as follows:
Beginning at the southwest corner of Lot 11,
Rosewood Acre Tracts , which is also the
intersection of the East line of SW 72nd
Avenue (a 40-foot street) and the North line
of SW Bradbury Court (a 30-foot street) ;
thence North 0°08 ' East along the East line
of SW 72nd Avenue a distance of 420. 00 feet;
thence South 89°10' East 25 . 00 feet; thence
South 0°08 ' West parallel to the East line
of SW 72nd Avenue a distance of 420 . 00 feet
to a point in the North line of Bradbury
Court; thence North 89°10' West along said
North line a distance of 25. 00 feet to the
point of beginning.
To have and to hold the above-described and dedicated
rights to the City of Tigard for the uses and purposes herein-
above stated.
Grantor reserves the following rights to use the
property granted herein:
1. The right to cross the property and to use all existing
curb cuts and driveways for access to SW 72nd Avenue;

2. The right to connect to utility lines upon or under
the property;
3. The right to maintain landscaping and an irrigation
system on the property until such time as street improvement
is commenced;
4. The right to maintain septic tanks and drainfields
under or upon the property;
5. The right to maintain water meter and valve boxes
and vaults;
6. The right to maintain fire hydrants and a fire pro-
tection system, to the extent compatible with use of the prop-
erty as part of a public road; and
7. Any other use not inconsistent with the right of the
City to use the property as a public street.
Grantor hereby covenants that it is the owner in fee
simple and has a good and legal right to grant the rights
above described, subject to any easements or encumbrances of
public record.
IN WITNESS WHEREOF, the undersigned business trust
has caused this street dedication to be executed by its duly
authorized, undersigned officers acting pursuant to resolution
