LEGAL DESCRIPTION
A tract of land along the southerly and southwesterly right-of-way line of S. W. Watkins
Avenue and lying within Lots 7 and 8 of Melrose, a subdivision recorded in Book 16, Page
43 of the Washington County Plat Records, all within the S. E. 1/4 Section 3, T. 2 S., R.1
W., Willamette Meridian, Washington County, State of Oregon, and more particularly
described as follows:
Commencing at a 5/8-inch iron rod with yellow plastic cap marked "O.S.H.D.," in
a monument box in the center line of S. W. Pacific Highway, and referred to as Sta.
137+00.00 and in C.S. 22754 in the Washington County Plat Records, and thence
tracing said center line of S. W. Pacific Highway N. 33 54' 43" E., 237.86 feet to
the easterly projection of the center line of S. W. Watkins Avenue; thence leaving
the center line of S.W. Pacific Highway and tracing the center line of S. W. Watkins
Avenue N. 78 20' 18" W., 53.45 feet; thence leaving the center line of N. W.
Watkins Avenue S. 11 39' 42" W., 25.00 feet to a point on the southerly right-
of-way line of S. W. Watkins Avenue and lying 45.00 feet distant, as measured along
the perpendicular, from the center line of said S. W. Pacific Highway and the True
Point of Beginning of this tract; thence tracing said southerly right-of-way line of
S. W. Watkins Avenue N. 78 20' 18" W., 109.83 feet to a point of curvature;
thence continue tracing said southerly and southwesterly right-of-way line of S. W.
Watkins Avenue along the arc of a 75.00-foot radius curve to the right through a
central angle of 78 58' 35" an arc distance of 103.38 feet (the long chord bears N.
38 51' 01" W., 95.39 feet) to the northerly boundary line of Lot 7 of said Melrose
subdivision recorded in Book 16, Page 43 of the Washington County Plat Records;
thence tracing said Northerly boundary line of Lot 7 N. 89 21' 44" W., 5.00 feet
to a point of non-tangent curvature, the radial center bears S. 89 21' 44" E., 80.00
feet; thence tracing a line parallel to and 5.00-foot distant to the southwesterly
and southerly right-of-way line of S. W. Watkins Avenue, along the arc of an 80.00
foot radius curve to the left, through a central angle of 78 58' 34" an arc distance
of 110.27 feet (the long chord bears S. 38 51' 01" E., 101.75 feet) to a point of
tangency; thence S. 78 20' 18" E., 70.55 feet to a point of curvature; thence leaving
said parallel line and tracing the arc of a 25.00-foot radius curve to the right
through a central angle of 112 15' 01", an arc distance of 48.98 feet (the long
chord bears S. 22 12' 47" E., 41.51 feet) to a point of tangency on a line parallel
with and 5.00 foot northwesterly of the northwesterly right-of-way line of S. W.
Pacific Highway; thence tracing said parallel line N. 33 54' 43" E. , 42.64 feet to
the point of beginning.
