The original building permit will be closed out after the framing inspection is 100% signed off by the city of Tigard's inspector. This will allow TimberRidge Development to close out the work they have done and allow DreamBuilder a clean start for the mechanical, electrical, plumbing and give the City Inspector a chance to look at any building modifications that may have been done during the final stages of the interior work. Here is my understanding of how the City official(s) are recommending we move forward with the project: • TimberRidge is the current builder of record and will need to finalize the permit on file and or void the permit after the framing inspection(s) and all corrections are complete. The intent is to have a clean starting point for the new builder, Owner and City of Tigard to work from. This will keep TimberRidge on file for all previous work and allow the new builder to pull new permits with their own subcontractors. TimberRidge agreed to fix all framing issues, all code issues and bring back their subcontractor so the original permit on file can be closed out. TimberRidge will need to close out all the existing mechanical, electrical & plumbing permits on file with notes for the work that was complete and approved. • I have attached our list of framing items that we believe need attention and corrected prior to closing out MST2014-00196. This list was prepared by DreamBuilder Custom Homes Inc. and is NOT all inclusive and NOT intended to be any official document. This list is clearly a starting point to help everyone address the issues we have identified that need attention. This list was prepared to help the Owners get a quality framing product that meets code, is constructed as per approved set of plans on file and clean up the work prior to closing out MST2014-00196. • David Young spent two hours inspecting the structure on 7/13/16 just for an independent framing inspection that was paid for by the Owner and as we all know, out of sequence to help us with a starting point. See attached list as another starting point. 4 • The Owner and their new builder will then apply for a new master permit, all new mechanical, electrical and plumbing permits with updated subcontractors on file for a clean start. This will be treated like a "tenant improvement" (T.I.) for all the new work and at the end the M.E.P. Inspections The City Inspectors will review the building for any changes that may have taken place by the subcontractors. The "framing" will be looked at for changes, modifications, new openings, holes drilled or any alterations and at this time will FINAL the framing as part of the new permit on file. Prior to this phase all the foundation work, underground utilities and framing would have been reviewed and approved with the original permit currently on file (MST2014-00196).
