KNOW ALL MEN BY THESE PRESENTS, that WASHINGTON SQUARE, INC. , a Washington
corporation, hereinafter called the grantors being lawfully seized in fee simple of the
following described premises, in consideration of the granting of a Site Development
Review, Item No. SDR 93-25, which is the whole consideration, heretofore granted by the
City of Tigard, a political subdivision of the State of Oregon, does hereby dedicate for
the use of the public as a public way forever that certain real property situated in the
City of Tigard, County of Washington and State of Oregon, shown on the attached Exhibit
"B" and being more particularly described as follows:

Described in Exhibit "A" attached hereto
and by this reference made a part hereof.
Grantor hereby covenant to and with Grantee, its successors and assigns, that it
is the owner of said property which is free from all encumbrances, except for easements,
conditions and restrictions of record, and will warrant and defend the easement rights
herein granted from all lawful claims whatsoever, except as stated herein.
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED IN THIS INSTRUMENT IN
VIOLATION OF APPLICABLE LAND USE LAWS AND REGULATIONS. BEFORE SIGNING OR ACCEPTING THIS
INSTRUMENT, THE PERSON ACQUIRING FEE TITLE TO THE PROPERTY SHOULD CHECK WITH THE
APPROPRIATE CITY OR COUNTY PLANNING DEPARTMENT TO VERIFY APPROVED USES AND TO DETERMINE
ANY LIMITS ON LAWSUITS AGAINST FARMING OR FOREST PRACTICES AS DEFINED IN ORS 30.930.

ROAD DEDICATION
A strip of land being a part of those certain tracts of land as described in Book 300, Page 93,
Book 458, Page 94, and Parcel 2, Book 1133, Page 878 all of Washington County Deed Records
as shown on filed survey SN 25,445, Washington County Survey Records. All situated in the SW
1/4 of Section 26, T. 1 S., R. 1 W., W.M., City of Tigard, Washington County, Oregon. Said
strip of land being adjacent to the existing westerly right-of-way line (42 feet from center line) of
SW Greenburg Road (County Road No. 2472), said strip being described by metes and bounds as
follows:
Beginning at the intersection of said westerly right-of-way line of SW Greenburg Road and the
northerly line of said Book 300, Page 93; thence along said existing right-of-way line S.
00°57'11" W. a distance of 272.19 feet to an angle point; thence S. 12°08'42" W. a distance of
42.91 feet to a point being a distance of 49.00 feet (measured perpendicularly) from the existing
