DEDICATION DEED FOR ROAD OR STREET PURPOSES Ronald Gayle Wicks does hereby dedicate to the public a perpetual right-of-way for street,road, and utility purposes on, over, across, under, along, and within the following described real property in Washington County,Oregon: Attached Exhibit"A" To have and to hold the above-described and dedicated rights unto the public forever for uses and purposes hereinabove stated. Also, Grantor grants and conveys unto the City of Tigard, Grantee, its successors and assigns, a perpetual easement for public utilities. The permanent easement herein granted shall include the right to enter upon said easement area for constructing, reconstructing, operating, maintaining, inspecting, and repairing of underground and/or above ground public utilities, together with the right to remove, as necessary, vegetation, foliage, trees, and other obstructions on the parcel of land described in Exhibit "A", situated in the City of Tigard, Washington County, State of Oregon. Attached Exhibit"A" Also, Grantor grants and conveys unto the City of Tigard, Grantee, its successors and assigns, a Temporary Easement for a work area for construction purposes,over and across the property delineated on the attached plan,designated as Exhibit"B"hereto and by this reference made a part hereof. IT IS UNDERSTOOD that the temporary easement rights herein granted shall terminate One(1)year from the date hereof or upon completion of the above-mentioned construction project,whichever is sooner. The grantors hereby covenant that they are the owner in fee simple and the property is free of all liens and encumbrances, they have good and legal right to grant their right above-described, and they will pay all taxes and assessments due and owing on the property.
