That portion of the tract of land conveyed to Frank H. Addington and Valeria
G. Addington as recorded in Book 466, Page 481, Washington County Records more
particularly described as follows:
Beginning at the point which bears North 30 feet and East 65 feet from the
southwest corner of Section 12, Township 2 South, Range 1 West, Willamette
Meridian, Washington County, Oregon; thence, Northwesterly 42.62 feet, along a
curve concave to the northeast, having a radius of 40 feet through a central
angle of 61°02'42", the chord of which bears N 59°28'39" W 40.63 feet to a
point of non-tangency on the East right-of-way of SW Hall Blvd. (County Road
23); thence, on said East right-of-way South 20.63 feet to a point on the
