A tract of land located in the northeast quarter of Section 15, Township 2 South, Range 1 West,
Willamette Meridian, Washington County, Oregon,being a portion of that certain tract of land
conveyed to SN Properties Partnership in the Special Warranty Deed recorded May 01, 2002 as
Document No. 2002-051985, Washington County Deed Records, more particularly described as
follows:
Commencing at the north quarter corner of Section 15, Township 2 South, Range 1 West,
Willamette Meridian; thence easterly coincident with the north section line of said Section 15,
also being described as the centerline of SW Durham Road (County Road No. 2671), North
89°57'21" East 481.27 feet; thence South 00°02'39" East 52.00 feet to a point on the south right-
of-way line of SW Durham Road lying 52.00 southerly of, when measured at right angles to, the
centerline of said road, said point being further described as the True Point of Beginning of the
herein described tract; thence contiguous with the northerly line of that certain tract of land
described in Special Warranty Deed to SN Properties Partnership, recorded on May 01, 2002 as
Document No. 2002-051985, Washington County Deed Records, the following two courses and
distances:
1) North 88°40'58" East 123.17 feet to the beginning of a 25.00 foot radius curve concave
southwesterly; thence
2) easterly along the arc of said curve 12.38 feet, through a central angle of 28°21'45", with
a long chord of South 77°08'10" East 12.25 feet to a point on a line lying 52.00 feet
southerly of and parallel to, when measured at right angles to, said centerline of SW
Durham Road; thence
leaving said northerly right-of-way line contiguous with said parallel line South 89°57'21" West
135.08 feet to the Point of Beginning.
Containing 191 Square Feet, more or less
The basis of bearings for this description is the bearing between the found monuments marking
the south line of that certain tract as shown on that certain boundary survey filed as County
Survey No. 25,766 on file in the Washington County Surveyor's Office, said bearing shown as
South 88° 19'48" East.
