Bonita Holdings, Inc., Grantor(s), convey(s), and warrant(s), to the City of Tigard, a
Municipal Corporation, Grantee, for the following described real property, for the purposes of
constructing a road, free of encumbrances except as specifically set forth herein, situated in
Washington County, Oregon, to-wit:
A parcel of land situated in the northwest one-quarter of Section 12, Township 2 South, Range
1 West, Willamette Meridian, Washington County, Oregon described as follows:
Beginning at a point of intersection at the westerly property line of that certain
parcel of land as described in Fee No. 90-33138 recorded June 25, 1990, in the
Washington County Deed Records, and the existing southerly right-of-way of
Bonita Road (40 feet wide) as shown on the Record of Survey for the City of
Tigard of S.W Bonita Road (CR. 736) recorded as CS 20387 in the Washington
County survey Records; thence easterly along said existing southerly right-of-way
line a distance of 311.7 feet, more or less, to the easterly property line of said
certain parcel; thence southerly along said property line a distance of 5.0 feet,
more or less, to the proposed southerly right-of-way line which is 30.00 feet and
at right angles to engineer's station 36+24.88(S.W. Bonita Road), more or less as
illustrated in City of Tigard Construction Plans for S.W. Bonita Road
Improvements-from S.W. 83rd Avenue to Fanno Creek, sheet 5 of ,dated January
15, 1991; thence along said proposed southerly right-of-way line the following
three courses: westerly a distance of 289.0 feet, more or less; thence along the
arc of a tangent curve concave to the southeasterly a length of 26.7 feet, more or
less and a radius of 17.00 feet to a point 25 feet left of the center line of S.W.
76th Avenue when measured at right angles; (THE FOLLOWING COURSE
WAS ADDED) thence southerly parallel with the center line of S.W. 76th
Avenue a distance of 13.1 feet more or less to a point which is 25.00 feet left and
at right angles with station 0+60.07 (S.W.76th Avenue) more or less; thence
westerly a distance of 5.0 feet, more or less, to the westerly property line of said
certain tract, also being the easterly right-of-way line of S.W. 76th Avenue;
thence northerly along said westerly right-of-way line a distance of 35.0 feet to
the point of beginning.
