National Safety Company, Inc., Grantor, conveys and warrants to the City of Tigard,
Oregon, a Municipal Corporation, Grantee, the following described real property, for the purposes
of constructing a road, free of encumbrances except as specifically set forth herein, situated in
Washington County, Oregon, to-wit:
A tract of land located in the Northeast one-quarter of Section 12, Township 2 South, Range 1
West, Willamette Meridian, City of Tigard, Washington County, Oregon, described as follows:
Beginning at the Northeast corner of that property deeded to National Safety Co. in Fee No. 78-
6895 of the Washington County Deed Records, being on the Southerly right-of-way of Bonita
Road 20.00 feet wide; thence S 17° 19' 00" E along the easterly line of said Fee No., a distance
of 10.68 feet to a point which is 30.00 feet from the center line of Bonita Road (when measured
at right angles); thence N 89°24' 53" W, a distance of 15.63 feet to the westerly line of said Fee
No. and a point on a curve to the left; thence along said curve with a radius of 1934.91 feet, a
delta of 00° 18' 08" (a chord which bears N 11°00' 01" W, 10.40 feet)and a length of 10.40 feet
to the southerly right-of-way of Bonita Road; thence S 89°24' 53" E, along said southerly right-
of-way, a distance 14.46 feet to the point of beginning.
Containing 150 square feet. 1-12-95
Reserving, however, unto the Grantors, its successors and assigns, the following: NONE
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY IN VIOLATION OF
APPLICABLE LAND USE LAWS AND REGULATIONS. BEFORE SIGNING OR ACCEPTING
THIS INSTRUMENT, THE PERSON ACQUIRING FEE TITLE TO THE PROPERTY SHOULD
CHECK WITH THE APPROPRIATE CITY OR COUNTY PLANNING DEPARTMENT TO
VERIFY APPROVED USES AND TO DETERMINE ANY LIMITS ON LAWSUITS AGAINST
