For the Purposes of Constructing a Road
Sunday School Fellowship, Grantor, conveys and warrants to the City of Tigard, Oregon,
a Municipal Corporation, Grantee, the following described real property, for the purposes of
constructing a road, free of encumbrances except as specifically set forth herein, situated in
Washington County, Oregon, to-wit:
A tract of land located in the Northeast one-quarter of Section 12 Township 2 South, Range 1
West, Willamette Meridian, City of Tigard, Washington County, Oregon, described as follows:
Beginning at the Southeast corner of that property deeded to Lower Columbia Sunday School
Fellowship in Book 791 Page 172 of the Washington County Deed Records; thence N 00°35' 07"
E, along said easterly line, a distance of 5.00 feet to the true point of beginning and a point
which is 25.00 feet from the centerline of Bonita Road (when measured at right angles); thence
N 89°24' 53"W, parallel with the centerline of said Bonita Road, a distance of 50.00 feet to the
westerly line of said deed; thence N 00° 35' 07" E, along said westerly line, a distance of 5.00
feet to a point 30.00 feet from the centerline of Bonita Road (when measured at right angles);
thence S 89°24' 53" E, parallel with the north line of Bonita Road, a distance 50.00 feet to the
easterly line of said deed; thence S 00°35'07" W, along said easterly line,a distance of 5.00 feet
to the true point of beginning.
Containing 250 square feet. 1-24-95
Reserving, however, unto the Grantor, its successors and assigns, the following: NONE
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY IN VIOLATION OF
APPLICABLE LAND USE LAWS AND REGULATIONS. BEFORE SIGNING OR ACCEPTING
THIS INSTRUMENT, THE PERSON ACQUIRING FEE TITLE TO THE PROPERTY SHOULD
CHECK WITH THE APPROPRIATE CITY OR COUNTY PLANNING DEPARTMENT TO
VERIFY APPROVED USES AND TO DETERMINE ANY LIMITS ON LAWSUITS AGAINST
FARMING OR FOREST PRACTICES AS DEFINED IN ORS 30.030.
The said property is free from encumbrances except Conditions, Restrictions, Restrictive Covenants
and Easements of Record, if any, and the provisions of any ordinance of the of the City of Tigard,
Oregon, enacted prior to the date hereof.
The true consideration for this conveyance is ONE THOUSAND TWO HUNDRED AND NO/100
DOLLARS ($1,200.00) as specified per the requirements of ORS 93.030.
