Perpetual easement: An unencumbered perpetual right-of-way and easement for , the purpose of constructing, reconstructing, operating, maintaining, inspecting and repairing of an underground sewer line and appurtenances , together with the right to remove , as necessary, vegetation, foliage , trees and other obstructions within the easement area, but reserving to the grantors the title to the lands, subject to the easement , and the right to make such use thereof, except to construct buildings , as will not interfere wj.:_h 11w; i,:;(2; and purposes of the easement; said easement area being 7.50 feet on each side, when measured at right angles , of the following described center line within the following designated premises : Beginning at a point in the Westerly line of Lot 2, Block 2, Mira Park, being located in a portion of the East one-half of the Southeast one-quarter of Section 3, Township 2 South, Range 1 West, Willamette Meridian, in the City of Tigard, Washington County, Oregon, said point being distant along said Westerly line North 0° 38' 12" East 6.92 feet from the Southwesterly corner of said Lot 2; thence from said point North 89° 54+' 30" West along said centerline 123.80 feet to the Northwesterly terminus of said centerline, being the Sanitary Sewer Manhole shown at Station • 39+18.12 on Sheet 2 of 6, "Plan and Profile Trunk A-7 Derry Dell Trunk Sewer," said plans being on file in the office of the Tigard City Engineer. • 2. Temporary easement: • Together with the temporary right of ingress , egress and regress, and use for sewer construction purposes , of additional lands •• lying parallel to, along the sides and within X7,50 feet, when measured at right angles , of the above described perpetual easement • area, excepting and reserving to grantors the unencumbered enjoyment, use and preservation of all structures present upon the premises .
