GODWIN, husband and wife , grantors, for and in consi- deration of the sum of One Dollar paid by the CITY OF TIGARD, a municipal corporation of the State of Oregon, grantee , and the benefits to accrue to us hereunder, do hereby grant, bargain, sell and convey to grantee a perpetual right of way and easement, subject to the terms and provisions hereof, on, over and across the follow- ing described lands in the City of Tigard, County of Washington and State of Oregon: Lots 24 and 26, NORTH TIGARDVILLE ADDITION, in the NW 1/4 of Section 2, T 2 S, a 1 W, W.N. , as more particularly described in Book 504, page 436, Washington County Deed Records: a strip of land five feet wide, being 2. 5 feet on either side when measured at right angles of the following-described center line: Beginning at the inter- section of the centerlines of S. W. Walnut Avenue and S. W. Watkins Street in the City of Tigard; thence S 39® 53' W, 96. 2 feet along the centerline of Watkins street; thence N 50° 07' W, 25. 0 feet to a point on the northerly line of Watkins Street, said point also being the point of beginning of this easement and the southeasterly boundary of that property described in Deed Book 504, page 436, of the records of Washington County. Thence N 50° 07' W, 90. 0 feet to a point; thence N 82' 12' U, 84. 9 feet to the end point of this easement, said point also being N 87° 12 ' N, 234. 3 feet, more or less, from the intersection of the centerlines of S. W. Walnut Avenue and S. W. Watkins Street. The easement hereby granted shall include the ri 'it t:o enter upon the above herein described real premises for the purpose of constructing, reconstructing , repairing and maintaining an under- ground pipeline or main for the purpose of conveying sewage , to- ether with the right to excavate trenches and refill the same and to remove trees, bushes, undergrowth and other obstructions within the easement area as necessary for the location, construc- tion. and maintenance of said pipeline , together with the temporary right during construction period to utilize that certain portion of the grantors' lands lying within five feet of the easement area above described.
