KNOW ALL MEN BY THESE PRESENTS: That LOTHAR E. SCHRAMM
and ANN M. SCHRAMM, husband and wife, hereinafter termed Grantors,
in consideration of the sum of $ NONE to be paid
by the CITY OF TIGARD, a municipal corporation of Oregon, here-
inafter termed the City, hereby convey unto the CITY OF TIGARD
a non-exclusive, perpetual right-of-way and easement as herein-
after described, for the following uses and purposes:
An easement for the purpose of constructing,
reconstructing, operati.ng, maintaining, repairing
and inspecting an underground eight-inch sewer line
and appurtenances, and reserving to the Grantors
the title to the lands described in (1) below,
subject to the easement, and the right to make any
and all uses of said lands described in (1) below
as will not interfere with said easement, and
subject to the title and- rights reserved by the
Grantors to the lands described in (2) and (3)
below in the said &9��ament-/area, being conveyances
recorded November 21, 1972 in Book 898, Pages 43
through 48, Deed Records, Washington County, Oregon,
and the limitations on the easements set forth in
said recorded conveyances, within the following
designated lands:
(1) In the East half of Section 2, Township 2
South, Range 1 West, Willamette Meridian, in the
City of Tigard, Washington County, Oregon, being
that portion lying parallel to, along and within
15 feet of the West boundary of the following
described tract of land, for a distance of 90
feet from the South boundary of the following
tract of land, to-wit:
Beginning at the Northwest corner as described in
Deed recorded November 17, 1922 in Deed Book 125,
Page 66, Washington County Deed Records; thence
South 88' 01' East 105. 62 feet to the Southwesterly
line of Southwest Burnham Road, County Road #997;
thence South 431 05 ' East 28. 32 feet to an angle in
County Road #997 Southerly right-of-way; thence South
88' 01' East 74. 12 feet along said Southerly right-
of-way to a point; thence South 02' 261 West 159.26
feet to the North line of the South 5. 01 acres as
set forth in Book 125, Page 66, Deed Records; thence
North 89' 00 ' West 200. 00 feet to the West line as
described in Book 125, Page 66; thence North 02' 26 '
East 182. 70 feet to the point of beginning.

(2) In the Northeast Quarter of the Southeast
Quarter of Section 2, Township 2 South, Range 1
West, Willamette Meridian, Washington County,
Oregon, being that portion of that certain tract
of land described in Book 244, Page 313, Deed
Records, lying parallel to, along and within 15
feet of the West boundary thereof.
(3) In Section 2, Township 2 South, Range 1 West,
Willamette Meridian, Washington County, Oregon,
being that portion of Tax Lot 700 in the Northeast
Quarter of the Southeast Quarter, Section 2, Town-
ship 2 South, Range 1 West, Willamette Meridian,
lying Southeasterly of, parallel to, along and
within 15 feet of the following described line:
Beginning at a point on the West boundary of that
tract described in deed of record in Book 244, Page
313, Deed Records, Washington County, Oregon, at
the point of intersection thereof with the North-
westerlymost line of that certain tract contracted
to Pacific Italia, Inc. , an Oregon corporation, as
described in Book 623, Page 578, Deed Records,
Washington County, Oregon, thence Southwesterly
along the said Northwesterly line to the most
Westerly corner of said Pacific Italia tract.
Attached as Exhibit "A" is a map showing the approximate
location of the easements.
The Grantors do hereby warrant that they are the owners
in fee simple of the lands described in (1) above, have the
right to convey the easements described in (2) and (3) above
as set forth in the conveyances recorded November 21, 1972 in
Book 898, Pages 43 through 48, Deed Records, Washington County,
Oregon, and have the right to grant and convey the above-
described easements as they affect the lands described in (1)
above.
